The Villa is very bright, thanks to the numerous large windows and the four terraces of the house, and very fresh, thanks to the openings on all sides that make it very ventilated. The Villa is very comfortable and welcoming, equipped with all the comforts that will make your holiday unforgettable. The strong point of the villa is the sea view swimming pool, which is very large and has three different seabed levels (shallow for small children, minimum depth 1.5 and maximum 3 meters). The outdoor shower is located near the swimming pool. The swimming pool is surrounded by a terrace, partly covered and partly outdoors, furnished with chaise-longues, sofas and a table with chairs. A large glass door leads to the living room with sofa, TV, table with chairs, fireplace, fully equipped open plan kitchen. Adjacent to the kitchen there is a second terrace with table and chairs and access to the barbecue area and external wood oven, and to the internal garden with children's play area. From the living room on the ground floor there is access to a double bedroom with ensuite bathroom and air conditioning, and to another bathroom for common use. The staircase in the living room on the ground floor leads to the lower floor where there is a second large living room with sofas and a pool table, a triple bedroom (double bed and single bed) and a bathroom. The same staircase leads from the living room to the first floor where there is a double bedroom, a triple bedroom (double bed and single bed) with air conditioning, and a bathroom with shower. The Villa is equipped with Wi-Fi. Indoor parking available for guests. Tourist tax €1,00 per person per night. Since 2021 in the area it is started separeted waste. There is a collection point where to throught out your garbage. Please, it is mandatory to respect the collection calendar that will be provided at check in time. Belle et spacieuse villa sur les hauteurs de San Nicola l'Arena où l'on trouve tout le nécessaire (supérette, boulangerie, marchands de fruits et légumes locaux, restaurants et bars). Superbe vue mer depuis la grande piscine et les chambres de l'étage. Erica nous a chaleureusement accueillis et était à disposition en cas de besoin. Conforme à la description et aux photos: il y a tout l'équipement nécessaire, la maison est propre et la literie confortable. Nous étions en famille à 7, et il y a largement de quoi s'attabler ou prendre le soleil tous ensemble avec les multiples salons de jardins et chaises longues. Beau et grand jardin méditerranéen avec trampoline et balançoire pour les plus petits. Salle de billard pour finir la soirée. Une valeur sûre pour réussir ses vacances ! ##### François L. Piscine superbe, billard; maison très bien équipée à tout point de vue (cuisine, services, serviettes...). Très grand barbecue ( avec en plus un vrai four à pizza si vous voulez vous lancer). Parking sans problème pour 3 voitures. Plage galet accessible à pied ( mais ça monte un peu..), 15 km en voiture pour du sable. Localisation idéale pour visiter Palerme et l'ouest de la Sicile ; une petite réserve pour la proximité de l'autoroute qui peut un peu rompre le calme d'une après midi au bord de la piscine... ##### Thomas B. The pool was unusable for three days on arrival (low water, broken skimmer, repairs underway). The lower-level toilet was cracked, removed on Aug 22, and not replaced until Sept 4\. Showers leaked, electrical outlets were exposed, ceiling lights flickered, and mold was present in the bathrooms and exterior.We also dealt with ants, mosquitoes from overgrown landscaping, rust dripping from AC units, and unusable cookware/appliances (some replaced during our stay). Furniture was dirty, and discarded appliances were left in the yard. Maintenance workers were constantly in and around the home, making it stressful and unsuitable for a vacation.I documented everything with 46 photos which some are attached (only allowable amount) The same issues were raised in a previous review, which proves these problems were not isolated. Guests should be aware this home was not properly prepared or maintained before our arrival.The host is very dishonest with her statements on the seriousness of the property. The house is filthy and broken down. The bathrooms are molded. This is a scam and a trap. Do not stay here. We left after a day and found a reasonable accommodation. This place is unsafe. The villa is a little tired compared to the pictures; in one of the bedrooms we could not open the blinds as they did not work and the windows could do with a good clean. We had several cats around the property and were told not to feed or interact with them, which we did not. I could not open the kitchen door as the cats were often around! Now for the mosquitoes, they are a nightmare, and it is due to the time of year we went but they were relentless; one of us had about 43 bites, even with having candles out, spraying our bodies and burning the coils, we could not have the doors of the property open at any time of the day or night because of this. There is also no covered outside area at all, so when the weather was not great, wind or rain, we had to sit inside for our meals with the doors closed. The pool is great, although 2/3rds of it is too deep to stand in. The views are the best part. The villa is quite remote but it was only a 40-minute drive to most of the attractions, Mondella Beach and Cefalu, a gorgeous little town to visit and have lunch. We did enjoy our stay, but it would have been a lot better without the pesky mosquitoes and if there had been a covered outside area. Thank you. ##### Wendy M. This private Sicilian villa was the perfect week long destination for our multi-family group visiting for weddings in Bagheria and Cefalu. Three levels of comfortable living space, a well equipped kitchen, and numerous outdoor terraces around the large swimming pool gave our family plenty of room to spread out and enjoy the wonderful weather and views. Renting a car is must, but the gated property is a close drive to beaches, restaurants, and grocery shopping. Very clean, great welcome pack and very secure. The views were lovely and the sunrise amazing. On the downside the basement bedroom is a bit dark, the showers are very small and the mosquitoes also loved the outdoor space. The house is large and has a fantastic view and very large pool that both teenagers and adults loved. There are plenty of space in the house and outdoor areas where you can find a place in the shadow for socializing or reading a book. Close to reach the motorway and the village of San Nicola l'Arena where you can find shops and nice restaurants. I would suggest you pay Covo del Brigante a visit. Good layout of rooms, airy atmosphere, very clean and wonderful porch with a great pool. Comfort of the beds is acceptable. Has no central heat, only ACs in the bedrooms, so the living room was a bit chilly in April. A few details of the house weren't working well: one toilet was clogged, one bedroom ACs wasn't heating, the basement shower leaked. Also, the kitchen pots and pans incl the italian stove-top coffee makers as well as the outside fireplace were rusty. ##### Juergen G.
