Newly remodeled North Valley home on a quiet street. 4 bedrooms, 2 baths, spacious living area. Large private back yard with corn hole. We look forward to hosting you!  
  
This home has been recently remodeled with new everything: updated kitchen and bathrooms, granite counter tops and new cabinets, lighting, HVAC. The large back yard used to be the front of the house but has been fenced in completely to provide a large private yard. Access is now from Sandia View Rd.   
  
This home has been split into a two units. The 2bdrm/1ba unit next door is completely separate and it is also available to rent if you need more space.

ADDRESS - mapping the address takes you to the back of the house. You need to turn south on Edgewood and take your first Left. House will be on the Left. Review Pictures. This home has been split into 2 units. This 4bdrm rental is is Unit B and is located on the east side. There is completely separate 2bdrm rental on the west side that is also available.   
  
Pets: We are DOG friendly, on a case-by-case basis and must be agreed upon, in writing, upon booking. Please review the rules and contact me first. There is an additional pet fee charged based on age/breed/size/quantity of the dog(s) & # of nights stayed. $50 fee is included for 1 dog. If you have more than 1 dog additional fees may be due. Fee reductions considered for 1 night stays, please contact me. NO cats allowed due to severe allergy.   
  
GRILL: guest understands this is not a guaranteed amenity. If propane is out we will do our best to arrange for refill when our schedule permits OR if guest refills it we will reimburse for cost so long as the tank is still full upon departure. Guest responsible for drained propane tank if left on irresponsibly.   
  
PESTS - The house is regularly treated with non-toxic pest repellent. Still, bugs are a part of life here in the southwest. While we make every effort to keep it spotless for guests, we cannot completely control nature and therefore you may see the occasional bug. Please be aware of this and make sure you're ok with the possibility before booking.  
  
The neighborhood:  
The village of Los Ranchos is an independent community within the city of Albuquerque situated close to the river providing the area greenery and trees, an oasis in the desert. Close to the home are some of Albuquerque’s most well known New Mexican restaurants such as, Sadies, Casa de Benevidas & El Bruno’s. Other attractions that are near include Los Poblanos, Casa Rodena Winery, Atique Mile & the Village Farmers Market.

The house was great overall. However, the house had a lingering scent of smoke even though the house is listed as a smoke-free property, which made it uncomfortable for my family and me. Otherwise, the house was clean and comfortable and good for a short visit to Albuquerque.

This property is a great find for a larger group. We came for our son’s Fire Academy graduation and we were able to have his aunt, grandfather and longtime family friend be able to come join us and celebrate. Everyone had their own room and we were able to enjoy each others company in the living room. So much better than a hotel setting. The host was super responsive and left detailed directions about checking in. No issues at all. You will be very happy with this rental.

#### Great hosts, great location, great attention to detail

Super communication - we let them know we would get in after dark and when we got in the porch lights were on! Response to questions was almost immediate. The key code setup is perfect - you never have to worry about looking up the instructions. The night tables with multiple USB and electrical outlets were greatly appreciated! The house is on a dead end road and the neighborhood is very quiet. The Piñon coffee and the balloon cookies and pins were a very nice touch! The beds were comfy and the setup with two on each side of the house was great. It was a very short drive to the Balloon Fiesta, Old Town and the museums.

Property was in a great and safe location. Easy to get to and very roomy. Furniture is a bit worn but super clean and well taken care of. Big closets and lots of room. Would recommend this location!

2nd time staying at this property. Neighborhood was nothing fancy but was quiet and safe. Also not far from anyplace we traveled to. Plenty of space for the kids to play. Had everything we needed to cook meals. LOVED the new coffee bin the host added :D would definitely stay again.

This house is much bigger than it looks in the listing! The split bedroom plan was unexpected but perfect! The beds are comfortable and the bathrooms are very nice. The location was exactly between my son in Albuquerque and my friend in Rio Rancho! It's close to everything! The kitchen is well appointed for a family, they even had kid sized plates! They only thing I didn't find was hot pads!

#### Clean and comfortable

This property was very clean and a comfortable place to stay. Even though it’s on a busy street, it was surprisingly quiet. The kitchen is outfitted very well. Easy to get most places in and around ABQ.

This house is conveniently located with a 20 minute drive to Old Town and UNM. It was very clean and spacious.
