Welcome to your cozy studio guest suite! This charming space features a comfortable queen bed and a full bathroom for your convenience. Step outside onto your private patio, where you can relax and unwind in the hot tub. The kitchenette is equipped with a microwave, a two-burner cooktop (no oven), and a coffee maker. We provide starter coffee and tea to help you kickstart your day. \*Driveway/Parking area is shared with 2 other units, no other space is shared \*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property at any time (including infants and children), must be on your reservation. Maximum guest occupancy is 2\. \*Please do not try to open locked doors or wonder into patios belonging to other units on the property. \* Early check-in and late check-out must be arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time We ask that you message us for anything you need. We live nearby and are available in person if there are any urgent issues. This is a quiet, rural residential area. Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations. Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed. The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees. Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June. Pack-n-play must be requested in advance. PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control, etc.) who may be outside on the property during daytime hours, from time to time. PLEASE NOTE: If checking out on any of the following holidays: Easter Memorial Day Independence Day Labor Day Veterans Day Thanksgiving Day Christmas Eve Christmas Day New Years Eve New Years Day You will receive a fee request after booking to cover additional housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays. PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations to the National Park or closures to the national park. Please purchase your travel insurance accordingly. After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing. Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost. \*Quiet time is after 10PM - 8AM \*Parking for ONE vehicle only, any additional vehicles will have to be parked off site. NO TRAILERS/BOATS/MOVING VANS \*Any guest not disclosed in advance of check in will be charged at double the nightly guest charge (plus taxes, $93.66) for the duration of your entire reservation. \*We charge for INFANTS, please ensure you have included them as \`children\` on your reservation, or you will receive a fee request after booking to correct the reservation. \* No refunds for outages beyond hosts control, ex. WiFi, electric, water, etc. \* Smoking anywhere in or on the property will incur a minimum $100 fee. \* No music or loud activities on the patio/outside at anytime, sound travels in the mountains and we strive to be good neighbors. \*We are unable to allow pets/service animals as we have a family member whom regularly uses the home and has an extreme allergy.
