"Nice hotel, excellent central location but "
Our experience with this hotel would have been perfect if the sound proofing between our room and the room above had been adequate. Our room was on the ground floor of the part of the hotel called "The Coach house". Nice old coach house converted in hotel rooms. The hotel owner has underestimated the work needed to give those rooms a good sound insulation. Although we could not understand the words being said, we could hear all the conversations, heavy foot steps and television/films watched from the room above ours.

"Overnight stay on business 22nd October."
Breakfast- Good, Dinner- Good, Staff -Good. Slightly annoying that the receptionist told me breakfast was from 6am and it was 7am so had to wait around for an hour. Worth waiting for though it was a very good breakfast!! Dinner very good and excellent value too. Rooms are very very tired and need some serious refurbishment. Clean but very poorly maintained.

"Good location for Beamish Museum"
Our first room was ok but we could hear the people next door using their bathroom several times during the night and then showering at 6am the next morning. The next room was brilliant. Much bigger and quieter. There wasn't a bar to sit in the evening as the Stables restaurant closed at 8pm but we did find a quiet lounge to play cards.

"Quirky and pleasant boutique hotel"
Lovely welcome, quirky room where we were warned about bumping or knees off the bedframe, which indeed happened several times as we moved around the smallish room. The avant-garde bedframe would work in a large room but was a pain in a small bedroom. The room was clean and well appointed, the shower and en suite the same. The bed was comfortable in between smashing shins and kneecaps off the frame. Struggled to sleep due to a constant hum from the pub below or an adjoining room. Lovely breakfast with good service.

"very good, central location"
Because of town centre roadworks, finding the carpark marked out on a road plan by the receptionist was extremely difficult and frustrating. The hotel's carpark was full. In the end, after driving round and round the one-way system, we found a long-stay carpark some 7 minutes' walk from the hotel. Our room was fine, nice and clean; comfortable. The really disappointing thing was the breakfast service. We went into the restaurant at 10.15. There were no fruit juice glasses, so I asked for two. The waiter said he would fetch some, but with no apology, and no enthusiasm. There were no mushrooms, nor were there any slices of bread. We didn't bother asking for mushrooms, but asking for bread felt like I was asking for the moon. Repeatedly, we felt we were being nuisances. Why don't the breakfast staff keep an eye on what needs topping up? There didn't seem to be any leadership, someone should have been responsible for members of waiting staff being willing to serve the guests. We watched other guests arriving for breakfast after us having even worse experiences, such as asking for things which should have been readily available, and being told they'd be brought in, but the items would not arrive. I've never seen such a glum breakfast room! You really need to get to grips with this!
