"Great Location but rats in ceiling."
The best thing about this bed and breakfast is its location on Via Del Corso which is right smack dab in the middle of Rome. It was a nice room and would've gotten a higher rating if it weren't for the rats that were running around in the ceiling all night. Another plus was the continental breakfast. I would stay there again.

"Rome Condotti 29 Hotel - Great location, Spanish Steps & Exclusive shopping"
The hotel room was small but nice, only about 6 "suires" but the staff (a guy who sits at a desk) was really nice. We were close to everything, and he was able to act as our conceierge for our tour of ancient Rome and our trip to Amsterdam. Not a lot of ammeneties but we were not in the room much. Lots of shopping as soon as you step out the door, as soon as you step out you can see the Spanish Steps, and Trevi Founatain is only about a ten minute walk.

"A very pleasant surprise"
After staying at some exclusive, high end hotels/resorts, Residenza Frattina did all the small things right which the larger hotels did not. Complimentary mini bar (water, soft drinks), complimentary afternoon tea, pillow choice and going out of their way to make our stay pleasant, stood out for us. Whenever we go to Rome we have always tried a different hotel, but we will return to this hotel and stop looking.

Wonderful stay. I returned after 5 years because the previous time i had stayed i thought the room and the service was excellent, and i am convinced that if i go back to Rome, I will be back at this hotel. Rooms are wonderful, service is generous and they go out of their way to make you feel welcome. Breakfast is delicious, and the hotel is perfectly situated. "Amazing!"
When was the last time you said your hotel room was too big? This is not an hotel, it's a palace, and our "room" was a 5-room luxurious suite with an outdoor terrace and gorgeous artwork on the walls. The location is great, and the (included) breakfast was delicious. Highly recommended.

"Excellent location "
Our stay was for 8 days and 7 nights, if it's modern you want this hotel is not for you, but if your looking for a great little place to stay close to everything then this is the place to stay. The rooms are not large but very comfortable clean and plenty of hot water, air conditioners are controlled in the lobby but a call down and it's turned up or down. Breakfast was fresh everyday and they make excellent coffee The staff of Andre, Roberto and Marco were very helpful and their knowledge of the area that they're willing to share is excellent. We would highly recommend San Silvestro as the place to stay on your next visit.

"Small but very central"
Great spot for the budget traveler. Our room was very small, but had a double and two single beds, with shower and AC - all we needed. Very close to center of town. Just a very small place! Eg can't turn around in the shower!

"Fantastic location, great character"
What a fantastic location for base from which to explore all the key sights and attractions of Rome. The Parlamento is at the centre of a circle on which the Spanish Steps, Trevi fountain, and Pantheon are a mere 10 minute walk away. The welcome is warm and genuine, the desk staff knowledgeable and very helpful and there is a comfortable cosiness about the whole place. There is a delightful roof terrace on which to have a wholesome continental breakfast or early evening drink gazing out over the roof tops of Rome. Although the hotel operates as a B&B, it does keep a limited stock of wines, beers and soft drinks. It doesn’t serve dinner, but if you can’t find a restaurant in Rome, then maybe you shouldn’t be allowed to travel unsupervised. It occupies the top 2 floors of a 5 storey building and is accessed through a courtyard and via a rather small lift. The only outside indication of its presence is a small name plate next to a button at the side of the huge double street doors that secure the courtyard below the hotel, so it is very difficult to find the first time round. There is a taxi rank about 30 metres from the courtyard entrance. The rooms are very clean and contain all the essential amenities, but are quite small. There is no desk or dressing table, just 2 small ledges either side of the bed. Inside the wardrobe is a safe, but not big enough to take a laptop. The bathroom takes the term ‘best use of available space’ to extremes, fitting a toilet, bidet, sink and s
