"a mixed bag"
I'm going to preface my comments by stating that I stayed at the hotel during a warm spell late spring. The pros: The location in the heart of downtown was perfect for my needs (as opposed to one of the James Bay hotels, where I usually stay). Super comfortable bed. Friendly staff - although there were no issues which they had to deal with with me. Room was clean. The cons: My single room didn't have a desk or chair, which would have been nice. The lack of electrical outlets. I had to unplug a lamp to use that outlet, and charge my cell phone in the outlet in the bathroom. The lack of AC. I don't usually need AC, as I would much rather just open a window to get some outside air. However, I was in a room in the front of the hotel facing Douglas St which faces west (rooms 01 to 05 on each floor). So the window being open was a bit noisy. In addition, the sun was beating brightly into the room late afternoon, which made me have to close the curtains, making the room devoid of natural light. And at night, because there are several drinking establishments on site, it didn't make sense to open the window since many people congregate on the street outside the bar to smoke. I'm not sure if the same problem exists on rooms facing in any of the other directions. At the continental breakfast in the morning, the staff could have cleaned tables more often. I ate breakfast mid morning both days of my stay and trying to find a clean table in the largely empty dining room was a challenge.

"Convenient location, good value !"
In the middle of the retail and restaurant section of Victoria, this hotel is great. Friendly staff and comfortable rooms (although small in square footage) has lots to offer. During our stay, the BC area was experiencing record breaking heat, so the air conditioning in the room was much appreciated. We have stayed at the highly touted Fairmont Empress hotel, which is a lovely property and just one block away, but the rooms there have no air conditioning ! Uncomfortable in 30 degree heat ! Only negative was that the cleaning staff didn't clean our room on our second day there. The staff slipped a note saying that our room had a "do not disturb" sign throughout the day, but we didn't put that on our outside door handle. That left us confused, but we just figured that we just saved one day's cleaning tip.

"A charming place close to the waterfront"
Aside from a fire alarm pull in the night, our stay was good. The place has some old charm to it and it in un-pretentious. There is a pool and hot tub, game room, laundry room and billiards room. I would go again.
