“I'd stay again!”
The owners live at another residence. They provide a main door key as well as a room key. The rooms are comfortable - bathroom is fine. I had no complaints! Upon arrival, we called the owners. We took a boat to the appropriate stop where the wife met us. She walked us to the house, provided a map/advise of what to do. The husband showed up at 8:00am with fresh crousaints, yogurt, coffee for breakfast. I'd stay here again. I didn't mind the location. The island is so small and easy to walk everywhere.

Standing on the bank of the Grand Canal my wife and I were apprehensive about getting to the Residenza degli Angeli. I called the owner, Mario who told me to buy a ticket for the line 1 water taxi to S. Silvestro. On arrival we waited a minuite or so and his Mother came to greet us and take us to the B&B. A couple of small canal crossings and we were there. She gave us a map that show us some local recommended eating spots that Esmeralda had penned in (which were delicious) as well as great directions to all the Rialto bridge. Extremely helpful and friendly people. Great communication with an Email sent to us prior to arrival. We had a fabulous time in Venice. Thank you for everything.

Right from the very beginning when we landed at Venice airport, the host - Esmeralda, was in touch with us...giving us instruction on how to reach the hotel. She was also there to receive us at the waterbus station and was armed with extra umbrellas as there was light drizzle. If you're carrying a heavy suitcase then be prepared to lug them up to bridges. But that was our fault. Once we reached the hotel we were shown our rooms and though we had no view from the room it didn't matter coz all we wanted was a place to sleep. Esmeralda also handed us a map with routes outlined to find our way back and places to go to. This included valuable tips like 'not visiting Murano as the prices there are steeper'. As we ventured out, we surprised to reach the buzzing Rialto bridge and San Marco square in a 15 and 20 mins. respectively. The next morning we were introduced to her husband Mario, who chatted with us all through breakfast giving us more tips over freshly baked croissants. The rooms were freshly painted and though the bathroom was small (typical of Europe) it was squeaky clean. A special mention must be given to Mario, who very thoughtfully left us 2 trays of fruit juice packets and danish pastries for our very early morning train to Florence. Most hotels would've not bothered and that really touched us. I strongly recommend this hotel for its VALUE, LOCATION and ATTENTIVE SERVICE.
“Awesome Bed and Breakfast”
The owner meets you at the water bus stop and takes you back to their home. He explains directions on the way. The rooms are just a little smaller than a standard hotel room, but there are very comfortable. Ours had a bathroom in it and one outside in the hall. The next morning Esmerelda was downstairs prepairing the breakfast which was juice, coffee, hot choc and huge crossonts. They showed us on the map the best places to see and where to find a .50c EURO gondola ride. We were only there about 18hrs as we left on a cruise the next day. We were able to see alot of the city thanks to the location of this BandB and the help of the owners.
“nice little b&b”
The room was really nice and had great air conditioning. Though we knew it was a shared bathroom, we didn't expect that there would only be 1 bathroom for all of the rooms so no 2 people can use the bathroom at the same time. Since we were only there for 1 night it wasn't too much of a problem. The only negative thing is that there is no staff person at the hotel at all times. We needed to leave early in the morning because we had to catch a train and nobody was around until 8:30am when breakfast started. The hotel looks like it's run by a couple. The wife met us at the vaporetto stop and led us back to the hotel. She gave us recommendations on where to go, what to eat, and a map, all unsolicited. Nice lady. They also let us leave our bags there in the morning when we arrived until check in time later in the afternoon.
“Great little B&B near Rialto Bridge.”
Great little B & B about 5 minutes walk from the Rialto Bridge. Room was small as expected but very clean and tidy. Bathroom was small but clean. We were a family of four (two young children) and managed to fit in easily. Breakfast was normal European consisting of pastries, yoghurt, tea/coffee, and juices. Enough to get the day started. Host met us at the water bus stop and guides us through the winding streets to the B&B then supplied information on local sights and eateries. Overall very good place to stay for great price considering the normal Venice prices. There is no view of the canal but who wants to spend their time in their room looking at it when you can go and see it.
“vacation stay”
Wonderful staff. Very helpful, courteous and flexible. We left our luggage in the room for several hours after checkout. Breakfast was promp and very good. We had a quad room with four adults so we were pretty cramped, so I would anly recommend if you have small children. Great stay....thanks to our hosts.

Good location (approximately 5 minutes walking to Rialto Bridge, nice room, comfartable beds, breakfast could have more options.
