Disappointing Hotel - BEWARE OF THE WATER TAXI CON

Pros: The hotel is located away from the busy tourist areas but within easy walking distance.
Cons: The bed should be brought up to standard, broken items fixed, but most important of all, when they arrange a transfer, make sure that it happens!
Location: Venice is well documented - we stayed for 4 nights which is too long - would recommend a couple of days at the most.
The Water Taxi Fiasco - The hotel arranged a water taxi from the airport to their private landing €130 - we were met as expected but then we were taken to a vehicle and driven. On querying this the driver explained that he was taking us to the central station where a water taxi would take us to St Marks Square where we would have to carry our cases to the hotel. The hotel had not informed us of these changes of plan. It became obvious that the hotel did not have a deal with the airport water taxis so would miss out on its 'kick-back'. We have written to the hotel owners asking for an explanation but they have not responded to e-mails - we will be taking this matter further and will keep you posted. We went for a canal view room upgrade €30 per night - if you like being woken at 6am by motor boats, construction noise from building work on the apartments opposite and being bitten by Mosquitos then this is for you. Oh, and you can't shut the windows as the air-con doesn't work. The hotel is poor, the hard & uncomfortable double bed is really two singles pushed together, many niggly broken things like the TV was disconnected (such that it was when I fixed it), pop-up sink jammed, loo flush panel broken, safe failed, and a mini-bar with only a couple of soft drinks, two tins of beer and water - the hotel does not have a bar, there is no restaurant and the breakfast area is tiny, cramped and inadequate.

Pros: the staff and the proximity to st marks and the surrounding area. Easy to wander beyond St Marks to find cheaper eateries and drinks
Cons: Possibly breakfast, but no big deal, hotel ticked all the boxes for us.
Location: everything within walking distance
Thoroughly enjoyed our stay. Small intimate hotel, breakfast a bit boring, but otherwise what was expected, Decent coffee !! Lovely staff and easy access to all the sights Would much prefer this to bland hotel

Perfect location for city break.

Spent 3 nights in Venice for a city break. The location of the hotel is easily within 10 mins walk from most sights worth seeing. The hotel is compact but very clean and friendly. Has evertyhing you need from a hotel. We got a private taxi from the airport right to the hotels own landing platform, which was worth it as we had our own little water tour of the city on the way in.

Pros: Location, clean room, free breakfast and free wifi
Cons: The hair dryer in room is pretty useless if you actually want to dry your hair or have hair, not a big deal, just something to note
Location: This is 5-7 minutes from St. Marks Square, and near all the sites, great location
This hotel is conveniently located and the directions on the website are 100% correct. It does involve crossing a few bridges to get to from San Marco stop, and with suitcases that can be a little tricky, but doable. (and I'm not sure that getting to many places without crossing a bridge or two is possible). The breakfast was basic but nice and the free wifi is appreciated. The rooms would be considered small by US standards, but they are nice and clean and a canal view room offers a neat view and experience to hear the gondolier's singing. The staff is very nice and for the price I felt that this was a great option. This is a traditional European style hotel, which from a US perspective means things are smaller (elevator, hallways, breakfast room, bathroom, and room), I do not mean this in a negative way at all, it is just something to think about when considering and to embrace the coziness. Oh and the 'hair dryer' in room is not really a hair dryer.

Great hotel in Venice

Pros: The location was perfect for the tourist features of the San Marco district. Half way between the Rialto and San Marco piazza.
Cons: Difficult to think of anything that could be improved. Maybe the TV. I took my netbook to watch movies, but the TV didn't have HDMI. Nit-picking tho
Stayed for four nights in February '14 for the Mardi Gras. Excellent hotel in a great location. Bedroom was quite small, but well laid out. Had everything we needed. Bathroom was fine and the shower excellent. Buffet breakfast was what we expected and provided a good start to the day.

Pretty hotel close to amenities with helpful staff

Pros: The ornate pretty rooms, location and good hotelier reception staff.
Cons: The croissants at breakfast and double bed for couples rather than two singles pushed together.
Location: Near saint marcs square and the basilica, good shopping and the theatre and shows.
The hotel was very pretty and pleasant being on the canal. Our room was the first room near the stairs and there was a worry about noise but as Venice is a quiet city after hours there were not many people arriving noisily in the hotel so the room was fine. The room was clean but the double bed was two single mattresses pushed together which meant a little dip in the middle. We thought about asking for another room but decided to stay there. There are no coffee making facilities in the room but the hotelier made us a coffee when we asked on one occasion. They were also helpful with maps and advice. Breakfast was continental and was average, the croissants a bit disappointing as they tasted like long life ones rather than baked fresh ones. The fruit and muesli was delicious though as were the coffees.

Excellent location near St Marco, clean rooms and great service. Staff very helpful and attended to our needs, especially Massimo at reception who showed us to our room. Beds and pillows were comfortable even the pull out sofa bed where our children slept. Rooms are traditionally decorated. Breakfast was also very good with a lovely selection of fruit, cereals, pastries, muffins, tea and coffee. We arrived late on the public ferry and had some difficulty finding the hotel. As it is a small hotel many shop keepers we asked hadn't heard of it. Ensure you have a good map or alternative more expensive option is to arrive by private ferry straight to the door of the hotel. Overall great 3 night stay.
