Absolutely perfect! Staff were wonderful and very helpful. Location right on the Grand Canal and walking distance to everything you could need. Quiet, Perfect!

Right near bridge for gondolas. No parking on islands and multiple bridges with stairs (minimal with ramps) made it hard to maneuver luggage.

What a place! All looks new. Super friendly & helpful staff. Easy access to canal for transportation (public & private). Walking to San Marco Square is easy following the Maps app. Rooms are cozy and perfect for a family of 4 (Not kids anymore)

On grand canal! We took a private water boat from airport to the dock. $230/family. Two story room. Slept four. Yes Airconditioning/weak but had one. Breakfast $10 euro on site. Large spread of choices. The arrival to dock was the best way to start our peaceful vacation. Very close to all sites, easy walking to ice cream, restaurants, and scenic bridges. Felt safe. Had a nighttime code to enter building after office closed 10 pm. Family of four from USA. Highly recommend this hotel. Easy. Safe. Location on water. No frills and loved it as authentic and clean.

First, the picture of the property is misleading. That is actually private apartments and a university. Second, my room door lock batteries died and the door would not lock and at first the reception desk was said they could call a repairman tomorrow. I told him that was unacceptable and what was I supposed to do with my luggage in a room that would not be secure. He decided he would see what he could do. It took 1.5 hours for him to figure out the lock had died and gave me a manual key (that only works if the batteries are out of the lock). The next morning I was assured they would fix the door. I came back again at 16:30 and my door was unsecured again. I went down to the reception desk again and was told the repairman would be there at 18:30 and I could bring my luggage down. I waited until the repairman came and he fixed the door. I find it extremely irresponsible for a hotel to not care about my safety or my belongings in a room. I will never stay at this place again or recommend to anyone

The property is ideally located. Very accessible via water taxi and right in San Marco. We walked to shops, restaurants and sites. I would definitely stay here again!

The hotel is well situated in Venice. It is a 15 minute or less walk to all major Venice attractions that are pedestrian accessible. The staff was very friendly and the room was as advertised. Overall it was a very enjoyable stay.

We absolutely loved our stay at this hotel. The staff were friendly, kind and took great care of us during our stay. The hotel is in walking distance of most things so you wouldn’t really need to get a water taxi. When I’m back in Venice, I’d definitely be staying here again.

Great place to stay in Venice. Very clean, nice staff and great location. Lots of restaurants in the area, 5 mins walk to water bus stops, easy access to and from everything, including 10 min walk to Piazza San Marco. Room is spacious and perfect for a family. Totally recommend.

The smaller beds were super uncomfortable. Seemed like they never sweep the floors, there were a lot of hairs all over the floor. The air conditioning is very week, got too hot at night. The pros were that the hotel is located in a convenient spot near the water taxis.

The hotle looked nothing like the images online as we arrived it wasn’t very welcoming staff wasn’t very helpful the lift feels like it will stop working any minute. The room over all is pretty small but the shower you can not move , the site said it comes with shower gel it does not it’s one bad of soap , the bathroom had hair and dirt around it , air on wasn’t the best , tv didn’t work it was a very noisy hotle over all wasn’t happy at all

hello,in Venice the rooms usually are not so big , the pictures the platform of expedia are exatly all the different kind of room, Singles , double , triples quadruples , with mezzanine and without mezzanine .you stayed here 3 nights and you never tell us anything about this , very strange , because we alway try to make happy our guest , for example we could change room . So i'am sorry if you dont liked the room best regards

Terrible hotel. Gave us a much smaller room than we had booked claiming that all you book is the number of beds. after complaining we got the room we paid for. Scamming not received well so its the lowest mark i could give it!

Hello, I’m sorry for your comment I would like to answer. The rooms of our structure are all different , in the photos you can easily understand this . Some quadruple rooms have a mezzanine, while other quadruple rooms are traditional, with 4 beds in one room. when we receive a reservation , the client tells us if he prefers the room with 2 single beds or a double bed , if he prefers the room with the loft or without loft ,because there are those who prefer not to have the stairs that divide the room .Your reservation did not specify your preference. When you arrived we gave you a traditional quadruple room, without loft. You went up to the room and you went down saying that you wanted the room with the mezzanine and we gave you the room with the mezzanine. So I really don’t understand your reaction. You asked for a change of room and it was given to you immediately. this can be useful for the next time you make a trip, so when you arrive you will find what you want best regards daniele

Everything was great. Breakfast was served on each floor which was nice. The only problem we had was finding the hotel. It os kind of hidden in a library but I think we would have had the same problem at any hotel in Venice. The water taxis sre pricey, but i highly recommend spending the money after the 2 mile trek and 30 bridges with stairs we had to pull our luggage through. We learned the hard way.
