Princess Heights Luxury Boutique Condo Hotel offers studio, one-, and two-bedroom guest suites.
Balustraded balconies feature panoramic views of the Atlantic Ocean, and, on clear days, St. Barths can be seen near the horizon. This St. Maarten property does not contain elevators, but upper and lower parking lots ensure all suites are accessible via no more than two flights of stairs.
Suites feature fully equipped kitchens with granite breakfast bars. Ice-maker refrigerators come stocked with complimentary bottled water, beer, and soft drinks on guests' arrival, but are not restocked.
Contemporary decor and furnishings include tropical-wood trim, pale marble floors, slate-colored overstuffed furniture, and pink marble bathrooms with jetted-tub/shower combinations. Terraced into the hillside, a sundeck furnished with cushioned lounge chairs and umbrellas offers a panoramic Atlantic Ocean view next to a 23-by-9-m (75-by-29-ft) pool with 2-m (6.5-ft) waterslide. A 300-m (328-yd) walk down the hill leads to Dawn Beach, which extends 800m (875 yds) along the ocean. Independent operators rent lounge chairs, umbrellas, kayaks, and boogie boards on the beach as well as offer other water sports like wakeboarding.
More water sports are available along Orient Beach (Baie Orientale) 7.25 km (4.5 mi) north on the island's French side. Fishing charters are available at the Oyster Pond marina 1 km (0.5 mi) away.

“Fantastic Place”
A+ for hotel service, condition, management, and comfort. Great view-- great place to stay. Only issue is that it is a bit of a challenge riding past the hills, potholes, and narrow lanes to get there; although, this is the same issue throughout much of the island.
“Already Booked For 2011”
We have stayed in this hotel before and have always been extremely pleased with everything about it. From check in to check out and everything in between, the staff and management have gone out of their way to make our stay as enjoyable as possible. The rooms are incredible, the view is probably the best on the island, and if you want peace and quiet, this is the place.

WE stayed at the Princess Heights Hotel for 4 days from 7/20-7/24. We were put in a brand new 1 bedroom condo with a view of St. Barths. The room was modernly furnished and was equipped with 2 42in' Sony LCD tvs(one in the living room and one in the bedroom). The room included a full kitchen with stainless steel appliances and grantite counter tops. The bathroom was very luxurious with marble floors that are also throughout the entire apt and also had a jacuzzi tub. Finally our favorite was a balcony that had seperate access from both living room and bedroom; with an amazing view of St. Barths & Dawn Beach down below. I personally liked the Balcony so much that I decided to propose to my fiance on the balcony instead of the beach. Due to our engagement this hotel is a special place for us and we will be sure to stay there in the future.

Best European style luxury hotel/Condo on the Island. It's like staying in a postcard not to mention the feeling of having your own residence. If you enjoy waking up to a sunrise every morning this should be your choice. The staff was welcoming and the scenery was breathtaking. Dawn beach is just a quick 300m walk and a great place to snorkel(mind the jellies). It is essential to have a rental/hire car during your stay, without it you will miss out on the island and experience. Note: Due to the islands energy conservation there may be a power shortage during the early morning for only 15 to 30 min no big deal you are contributing to the island and environment. Don't forget your sunblock! Enjoy!!!
“wow wow wow!”
After booking with just seeing a few pictures, we were simply amazed at the this hotel, Staff were awesome and super friendly, Room was clean with a few freebies location was far enough away from the hustle and bustle but still very close to some amazing spots on the island, I'd say we were never further than 20mins drive from any on the many things to do! Although I had a car accident on the island the staff were super prompt in getting me a replacement no questions asked, and we ended up staying a bit longer as we couldn't bring ourselves to leave!! Only word of advice I can give is to shut the balcony door when you are not in your room, we left them open and were greeted by lots of mosquitoes on our return lol.. Would i stay again 110% YES!!
“great view of st barts”
Highly recommend this hotel. We reserved a two bedroom villa, fantastic views, extremely comfortable air conditioning, beautiful balcony, state of the art appliances, bathrooms. Basically, it's the type of room that you don't want to leave.
“Will need a car”
We stayed in the new section on the 12th (by elevator 6th) floor. There was still some work being done on the landscaping near us. Our room safe and whirlpool tub didn't work. We had an efficiency but only 2 plastic chairs and no table, so we had to use the dresser to eat from. Ice was accessable only through the maids. It was a steep drop to the beach by road if walked. Getting back up was like a maze, there were many flights of stairs to get tot he elevator. Our parking area was accessed through a gated community, rather round about, also with steep inclines. We enjoyed having internet access at the office. All and all the staff was very nice and we had a good time. Dawn Beach is small, not really a walking beach. We had just had two ft of snow before we left, so we were just glad to get to sun and sand.
“It was amazing !!!”
We stayed in the newer tower. The room was amazing, and the view was even more incredible- waking up every morning to a vista of green hills and blue, blue ocean. The room had a comfy king bed, nice flat screen, and really modern kitchenette and bathroom. Plenty of space to spread out and relax. The location of the hotel is great too, as long as you either have a rental car or plan on staying in just that area. Dawn Beach is beautiful- not alot of watersports if you are looking for that, but we weren't. It's just a great place to have a drink (at Mr. Busby's) and take in the scenery. It's an easy drive to other points of interest as well, such as Orient Bay, which has more restaurants and watersports. Side Note: Highly recommend a day trip to Pinel and Anguilla. Pinel has a different vibe since it's an uninhabited island, and the water is much shallower, but with great views of St. Martin. Anguilla has one of the most beautiful beaches I have ever seen in my life, which explains why it also happens to be one of the top rated in the world.
“Great condotel in an awsome St Martin neighborhood”
Before I write this review let me first say that my girlfriend and I are creatures of habit. We found our routine and that was to wake up early, get out and do stuff all day but at night we just relaxed and didn't really leave the property grounds. No nightlife. This hotel was great for doing just that. Our room was a one bedroom condo with a full kitchen. We went grocery shopping when we arrived. We always ate lunch while we were out because we were never near our hotel at lunch time. However at the end of a nice relaxing evening we always used our awesome kitchen to cook. There is nothing to do at the hotel but swim...no restaurant, bar, or activities so you need a car (cabs are expensive). We found ourselves at the Westin or Oyster Bay Resort everyday...it is not a long walk but it is the hills that make the walk a pain. Also the hotel is built into a hillside so there are a lot of stairs...all in all walking is quite challenging. For some reason down at the Westin and Oyster Bay there were a lot of mosquitos (an uncomfortable amount...I dont see how the guest down there put up with it) but up on the hillside at Princess Heights we were safe. Also at the Oyster Bay there is a restaurant called Mr Busby's...I at there almost every day. The best chicken parm I have ever had.
