Lovely B&B in beautiful quiet location.
Lovely quiet B&B in gorgeous countryside, Sarah and Richard were wonderful hosts. The breakfasts were amazing. There was so much to see in the area and the advice we were given by Sarah and Richard was invaluable. If we are in the area again we will definitely see if we can stay there.

It is a quiet place, with amazing views. Sarah and husband were very welcoming and the breakfast is really good. The rooms are big and comfortable.

Quiet bed and breakfast in Cornwall with clean room and breakfast to order. You will need a vehicle to come and go as its a bit out of the way- convenient to a local pub and about 30 minutes from Plymouth and Looe.

Great place to stay and friendly owners, cleanliness was perfect, great views and a lovely room. The only thing was being a vegetarian the menu was completely meat based apart from an omelette for £30, which was Ok as we ate elsewhere, but they did do a lovely veggie breakfast with veggie sausages when we asked. I totally recommend a stay here.

Perfection to a T, we are so pleased we found you for a relatively small stop and hope to return for a longer stay to explore the area. So friendly even the 🐈, relaxing, lovely surroundings, more than you can eat for breakfast what more do you need. Arrived in the middle of a storm, but the welcome was fantastic. The breakfast is to die for, amazing. Even better, it was all done through an electric power cut! One can only imagine what it is like on full power. Highly recommended

Great overnight stay in an area with many attractions nearby. We were visiting friends who live only 10 minutes away, but the property is ideal for touring the area or close enough to Plymouth to visit friends or relatives. Very rural location, but the directions given were very accurate. Really comfortable room and great breakfast.

Sarah and Richard were kind enough to accommodate my mums request to have specific types of organic fruit for breakfast due to her fight with cancer and went out of their way to make it happen. The location is stunning, rooms clean, food hearty and the price was extremely reasonable for the location and amenities. Thoroughly enjoyed our stay and will likely be back.

Wonderful stay
Wonderful stay at Smeaton farm. The facilities were comfortable, clean and well maintained. The whole farm has such a cozy and welcoming feel. Breakfast was amazing. We loved to be surrounded by the farm animals. Only regret is to have only spent one night there.

Amazing Stay!!!
Great place. Very clean and tidy with a nice pub just down the road. Richard & Sarah were very hospitable too, even when I got lost on the way back after going out for something to eat!!! Will definitely stay again next time I’m in the area.

Beautiful!
Smeaton Farm is gorgeous! It’s set in beautiful countryside and, when I visited, everything was freshly decorated. The room was spacious, comfortable and also beautiful. I had everything I needed. Fabulous choice of breakfast - you won’t go hungry!

The property was lovely with stunnning views of the countryside. The room was spacious and clean with a dressing room and modern en suite bathroom. The breakfast was lovely: choice of full English/Cornish, pastries and kippers as well as fruit, yoghurt, cereal, toast and jam, tea, coffee and juice.

Not for everyone
We, 2 adults and a child, flew in from the US and drove in from London. Due to traffic delays and difficulty in finding the B&B we arrived around 11 pm. Check-in time ended at 9pm. We had called ahead but no one had picked up the phone. When we arrived the owner was kind enough to help us with our luggage. The room was really hot even with the window open. No AC. No fan. Our child hit his head on the wooden bed frame. The shower was erratic. I got burned when it suddenly got hot. In the morning, we got up a bit late at 9.30 am due to jet lag and our late arrival. While we were getting dressed, we received a knock on the door. "Are you aware that checkout time is at 10 am?", the hostess said. We hurried downstairs. No one was around. No breakfast was available. We knocked on the door of the staff. No answer. Not a pleasant experience.

Perfect location for our trip
The owners at Seamton were very accommodating allowing to checking and collect our room keys prior our room was ready. This gave us the freedom to maximise our arrival day travelling around Cornwall returning late that evening. We stayed there for 3 nights. Our large room had great views over the country side and very comfortable. Breakfast choice and amount was excellent so much so we did not need lunch during the day. Overall we would recommend Smeaton Manor as a great base for your stay in Cornwall.

Wonderful accommodation on a beautiful family farm
Warm and welcoming working family farm.. Lovely room overlooking the Devon countryside. Great base for visiting the many sites on the Devon Cornwall border. Very near Cotehele (NT). A short drive to Plymouth and Saltram House (NT) and good roads to the heart of Cornwall. Spent three nights and wished for more.

Beautiful Farmhouse
Stayed two nights at Smeaton Farm this beautiful farmhouse was just 40minutes away for our visit to the Eden Project, had a very warm welcome and the breakfast was excellent. Would highly recommend this place. Thank you for such a great stay.

Disappointment!
I have always been lucky with b&bs but this one turned out complete disappointment. Smeaton farm is in the middle of nowhere which is fine if you can easily get there! After a very long drive we just wanted to crash! Host was rude and unwelcoming! She left us at the door to check her register. She looked as if she had seen a ghost. Next morning, Breakfast was total disappointment. No one attends you, no one cares!
