This was the wierdest place we stayed at during our trip to NZ. We stayed at B&B. The kitchen area was nice to use, breakfast was ok. Everything was clean. Situated in the center, free parking. The room though was super tiny. Nowhere to even put our suitcases. No nets in windows when there is no AC! We had tons of insects inside as we stayed during hot days. It's also impossible to get the room to cool down as there is no through ventilation. The bathroom is also super awkward. No exhaust fan. Absolutely nowhere to put your toiletries, no shelves, no hooks, towels stay wet since again there no air movement. Our room was next to the kitchen so with open windows we heard all cars and all people that got up early. Absolutely do not recommend.

To some weird is wonderful. Refer other reviews. A/C is on the way just awaiting arrival of product and installation. There is a reason our room rates differ. Some rooms offer a greater level of comfort at the B&B than others hence the price difference.Barry

great location
location, location, location. Basically you are in easy walking distance to everything that you need ie. great cafe's (Eat street), shops, and a 20 min walk to the architectural sites. It is opposite but not on the lake. It was an easy drive to all the geothermal sites. Breakfast was excellent. Staff friendly and very helpful.

Nice room, recently renovated, but quite small. Only room for a double bed. There are facilities that can be used in the BB. Nice breakfast. Close to town, can walk to restaurants. Close to the lake.

Nice B and B in Rotorua

Bed was soo comfortable and the location was suburb. Just around the corner from Eat Street but in a quiet area. Walls are a little thin so you can hear your neighbor pretty good, but I use a white noise maker to cover up the noise.

It's a great old house, very well positioned close to town. The one problem we had was that the house was overheated - despite the rather humid temperatures outside- which made it a bit difficult to sleep, even with the fan going. Otherwise, the breakfast was excellent, and everyone was very friendly.

The b&b was very nice, clean and good customer service. Handy location for the lake and central area. My only observation is that the accommodation was a little dated and in need of refurbishment .

Adorable B&B
It was very cute and walking distance to all the best restaurants in town. Barry was awesome, and was willing to bend over backwards to make our stay more enjoyable. Everything was kept clean, and the breakfast was fantastic.

Nice, quiet B&B in a very convenient, and pretty location. Walking distance to "Eat Street" which has some nice restaurants and pubs. The B&B is near the Lake and Park, which is very pretty. It's a nicely restored old house, reminding us of many B&B's we stayed at in Ireland. Great breakfast in the morning.

The interior is pretty good. Clean, functional, cosy. The exterior needs maintenance, from the road it looks pretty crappy. Given the room rate it should be more upmarket. No extractor fan in bathroom - odd. If you get a room close to the dining room it is noisy in the morning so you don't get to sleep-in, nor do you get a relaxing lie-in.

Cozy, small with good breakfast close to center
We liked this little b&b. It was walkable to many places in town including Eat Streat, park with thermal pools, water. Breakfast had a good assortment of things to choose from continental style. Staff was friendly and helpful. We liked our room. House had a historical feel to it. Comfortable bed. One callout was that it seemed to have too much air freshener or carpet cleaner the first day we arrived -- overpowering. It either got better or we got used to it. But less scent would be better.

Great location
Just across the road from the lake and 2 blocks from Eat Street, this older home has been updated with nice amenities. The rooms are quite small with not a lot of space for suitcases but the beds are comfortable and the rooms very clean. Continental breakfast was quite good with cereal, toast, fruit, yogurt and option of boiled egg.

There was no Expedia reservation,
Expedia double booked us so we never saw the inside of Lake Lodge B and B. The manager Barry put us up at the co-managed property Ledwich Lodge, otherwise we would've had no place to stay upon arrival. Barry went out of his way to make us feel at home, picked us up downtown, connected us with a good car hire and showed excellent Kiwi hospitality.

The staff is wonderful. Breakfast was great.
The location was close to everything in town. It was a nice walk to everything, food, shopping and sights. The staff at the hotel was more than obliging.
