“Great accommodation close to Colesseum”
An excellent hotel.. 5 min walking distance to Colesseum. A little difficult to find at first as there is no sign stating Sub Urbe etc. It is not far from the little fountain if you are looking for it. Only dissapointment was that the internet didn't work, but there was a cheap internet cafe direct across the road and it was very good. The lift was out, but only a problem if you had lots of luggage as it is on the third floor. Air conditioning worked but didn't really need it in September. The facilities in the room was excellent with a fully functioning kitchen plus use of expresso coffee maker machine in the reception area. Felt very secure. This accommodation represents low risk, great value for money, and a great Italian experience. Housekeeping and cleanliness was superb.
“Good spot”
This apartment was everything we expected. A great location about a 5-10 minute walk from the coliseum and about 3 minutes to the subway. Lots of fast food, (pizza), restaurants, and a grocery store around. The square with the fountain right outside and the noise of glassed clinking and people talking added to the ambiance. The windows closed tightly to drown out the noise when we went to bed. Stayed with 2 adults and 2 boys aged 9-13. We had separate bedroom and the boys had a full size cot. They slept in the living area with the kitchen and kitchen table. No couches or chairs, but we only stayed there to eat and rest. It was a little nerve racking to get there without a check-in desk, but Ennio, the owner, was there to greet us and give us the lay of the land. It is 3 flights up, but that was doable for our family, as we only went up or down 2-3 times per day. It was fall, so temperature was not an issue. The building was undergoing construction, but it didn't affect us and it should be done by the end of 2010.

The location, size of the apartment, cleaniness and the friendly host and staff made our stay at Sub Urbe Roma, so memorable that we would definitely stay there again.
“Great Place To Stay”
This hotel was great, more like an apartment then hotel. The owner couldn't be more helpful, free internet, basic breakfast(which is all we needed) delivered each morning, good size room with cooking facilities, great location and best of all was the price. Would definatly recommend.
“Sub Urbe = Sub Standard”
Childhood lesson: If you can't say anything positive, don't say anything. So in keeping with this, Sub Urbe Roma definitely had a great location- close to the Colosseum and by a quaint piazza where locals gathered at night. It was also clean. Unfortunately, that is where the praise begins and ends. The B&B failed to live up to its advertised promises on every other level. We arrived in a typical Roman heatwave - 45 degrees. Elevator was not functional. Up five flights of stairs to a room that was stagnant with humid air. Airconditioning was not working. No fan. Being flexible travellers, we hoped open windows at night would bring relief. Judging by the constant sound of crashing glass from 2am onwards, I can only assume the B&B is directly by a bottle recycling facility! E-mailed proprietor for assistance-no response! No hot water upon our arrival, though the kind housekeeper sent to greet us was able to rectify that. She, however, could not offer help with the television or bedside lights/outlets that were not operational. She was also apologetic about the coffee maker that was not in order; suggested pouring hot water on the packet contents, but alas, it only produced brown breakfast sludge. The rest of "breakfast" consisted of packaged dry toast and wafers and a carton of juice. Nothing was replenished for the second morning. Having prepaid two nights, there was no incentive for management to be present or concerned about the guest's stay and comfort
