We had booked and prepaid the room online and didn't expected what was about to happen. I had contacted the owners about the possibility of early check-in or the possibility to leave our suitcases in a safe place before check-in. Owners reassured me it was not a problem. I was pleasantly surprised. That was the last pleasant surprise... First there was not only nobody there when we arrived and we were stuck in the street trying to ring the doorbell for 45 minutes. Then thankfully a guest came and got the door open for us. In the lobby we met a helpful cleaning lady who directed us to a 3rd floor room (no.2) after talking with the owners. The words to describe the room are hard to find. To say that it needs love is a true understatement. Truly I have no idea how they can get away with putting people in there. Dirty linens, disgusting bathroom, funky smell, not functioning WIFI, nothing remotely close to the pictures we had seen online. After numerous discussions with the cleaning lady/owners who told us the B&B was full, we were given the choice of 2 rooms on the second floor that were much better. To be honest, if we were given those rooms right away, I would not spend the time and energy writing this long review. The new room was OK, much cleaner and after requesting it, they provided the VIP bottle of wine and some snacks when we came back from our late afternoon walk. Finally, we ended up losing an afternoon of precious Rome time trying to resolve the situation

Great location, city centre but quiet, simple contemporary rooms. Keep in mind it's more of a room rental (with cleaning) than a hotel with hotel services. Thoroughly recommended.

The photos look completely different than what it actually is, no toilet paper the first day, and there was no hot water so we had to shower in freezing water the second day. Only good thing there was, it felt safe since there is 3 doors before you can get to your room.

The photo is very different from reality. This is a self-service tiny B&B. Not a hotel. There is no one at the property and there is no front desk. Had I found this out before booking the property, I'd have searched for an alternative. Figuring out how to enter the property after a tiring flight on a hot day isn't fun. Latch of the main door was broken from inside. Forget the free complimentary wine, there wasn't a bottle of water. When I sent a message to the owner on how to check out of the property, there was no response. Obviously so since checking out was more cumbersome than checking in. We had to go down with the key of the entrance to open it. My wife had to hold the entrance door open while I had to go up again to deposit the key in a safe.

The location was perfect. Walking distance to many attractions, restaurants and shopping and away from the too touristy area. Communication with Marco was excellent. He also provided us with taxi services. This is our 5th visit to Rome and we have stayed at different locations. We recommend the place and will come back to it. Thank you Marco.

The property was basic but fine for a short stay. There was a kettle but no cups or glasses. The room was a little dusty in certain places. The bed was comfy enough. The shower worked fine. Our main grumble was that the hosts arranged for us to be collected from the airport and no one turned up. As a result we had to make our own arrangements to find the apartment late at night.

Great spot for my family of 5. The room we booked actually had two rooms and 2 bathrooms, plus a small kitchenette and dining area. Wonderful location that felt safe and allowed us to walk to many different sights. Neighborhood felt safe. While the property owners were not on site per say, they did communicate how to properly check in, get keys and check out. We were very pleased.

There was no WiFi, even after asking the property owner and there was no response. Owner took a long time to answer messages, requests or phone call. Check in was confusing and room was not as expected.

The property has nothing to do with the pictures shown. It was a very basic lower budget room We were charged more than $200’Euros the night with no breakfast available (the price said it included breakfast), horrible area, horrible bathroom, horrible view… it says it is close to the city center and it is not.we ended up going to another hotel the same day. We love giving great reviews but this is unacceptable for the price and the deceiving photos on the website. It is not a hotel , they are very basic rooms in an apartment building. they market it as a hotel. We do not recommend this place.

We are very sorry for what happened. But I just wanted to clarify that: -Breakfast is not included. It is possible to buy it (and have it in a very close Bar). In your case, it was not purchased and for this reason it was not provided. - in none of our pages we define ourselves as a hotel, but as a guest house - your room (Classic) was exactly the same as the photos on the advert you booked - from our structure, on foot, it is possible to reach in maximum 10/15 minutes: Vatican, Piazza Navona, Piazza di Spagna, Trevi Fountain, Pantheon, Piazza del Popolo, Via Condotti, Via del Corso, Villa Borghese, Castel Sant ' Angelo ... I believe that, in all of Rome, there are no other areas where all this is possible. And this also justifies the price of the room, which although considered high by you, I guarantee that it is very competitive. Again, many apologies for her experience. I hope there will be other occasions to make her change her mind. Thank you

It would be great if check in and check out instructions were provided ahead of time. When we got there we had no clue what to do and had to reach out to property , same for a check out . Otherwise great place , great location, nice host once in touch .

There is some maintenance to be done - more on the esthetic side than functional. But everything works, the apartment is big enough for 6 to 8 people and the owners gave us really exceptional support and attention for everything we needed.

Oriana and Marco were wonderful in accommodating the room I desired. The room is nothing fancy, but for the price and location it was a great place to rest up each night. Short walk to the bus or metro stations which gives you access to the whole city without walking too much. The window in our room faced the street and there were some noises coming from the street late at night or early morning on occasion. Nothing too loud or too out of control, but that would be the only criticism I would have if I had to find one. Overall, great place and I would definitely stay there again.

Check im for my apartment was terrible. I was not told ahead of time that there was no front desk and nobody to help. I stood there for an hour with no way to get in. Finally i received a call with instructions how to obtain my apartment keys. I wasn't happy. Apartment was clean but shower was very old and moldy looking. Beds were not even twin size they were cots. Very disappointed. Only good thing about it was the location. Next time I'll be staying in a hotel that has a bed.

The staff is very friendly and the room was clean. Location is close to Vatican and old city. Disappointed when we arrived that we were down graded to a single room instead of one bedroom apartment because of plumbing issues. Gave us a mini fridge and use of communal kitchen and a bottle of wine. We were so tired after traveling through the night, just happy we had a room and that it was not canceled.
