Pleasant and quiet place to stay. Great for travellers who want to be exploring by foot. The location was within walking distance to Trevi Fountain and Spanish Steps and with no safety concerns. The staff were very kind and accommodating.

Had a wonderful stay! Hotel is near plenty of great cafes and places to eat. It is about a 10 minute walk to the Trevi Fountain and a 25 minute walk to the Colosseum with plenty of things to see along the walk. Would highly reccomend

Excellent location ! Quiet street. You can easily walk to Trevi fountain and Spanish steps. Otherwise metro station at 75 meters. Friendly staff, fast communication. Patrizio will make sure you have a pleasant stay.

The Piccola Maison is a cute place located in the fancy Via Veneto. It is an apartment that was renovated and was made into rooms to rent, so it not a hotel, it does not have reception ( we actually never saw the staff, only the cleaning lady), but Patrizio was always available on Whatsapp if we needed to talk to him, and he was very nice and polite. The rooms are not fancy and are pretty small, but they were quiet, safe and pretty clean. The Piccola Maison is located at walking distance from Barberini metro stop and a taxi stop in front of hotel Bernini ( there are not many taxis available early morning due to work/school run, but there is good availability during the rest of the day). Fontana di Trevi is at walking distance, also Palazzo Barberini and Galleria Borghese. Since this area is very fancy, restaurants are very expensive and tend to cater to American tourists, so you can see things like hamburgers and sushi in the menus which is not what we were looking for (we are from California, but we like authentic Italian food while in Italy). However, there were 2 excellent restaurants closeby that had authentic Italian food and were at reasonable prices (both around the corner, one at the top of the stairs and the other one at the bottom of the stairs). Breakfast is not offered at the Piccola maison but the bar downstairs offers breakfast. The lift was not working when we went to the Piccola maison, and the place is located on the third floor.

Overall the room was nice, but much smaller than we expected. The stairs were the toughest part of the stay. Not the walking , but the luggage. The main thing I would say to be concerned with of you have heavy luggage like we do. The location was great and within a few minutes of the metro. Close to attractions and nice restaurants. Great little shops up and down the main road. I would stay again if I had less luggage

the location was convenient but the rooms small. Two flight of stairs to climb with luggage wasn't fun. Wifi didn't work for the 2 night stay and no attempt was made to make alternate arrangem

Ci scusiamo per l'inconveniente ma c'è stato un guasto che ha interessato l'intera zona e non è dipeso da noi. Le camere sono al secondo piano di un antico palazzo di Roma non predisposto per un ascensore. Grazie per il feedback.

This is NOT a hotel, just the room. No elevator, 3th floor of stairs… very small room , very clean, housekeeping every day. Very comunicative. Great location… but for young person. I am a senior person and i prefer the hotels…

Great communication from the host. I had travel delays and they made sure I had no trouble getting in. Very clean and comfortable. Literally a block and a half from the main piazza. Great restaurants all around and definitely pop in to Gregorys Jazz Club if you have time! It’s a five minute walk. Outstanding bartenders, cocktails and music. Just beware if you have a lot or heavy luggage. It is 4 flights of stairs. outstanding espresso in the hall. Also tea bags and amenities. There were two waters in the room when I arrived as well. I would definitely stay here again!

This was my second stay in as many weeks. I had been staying at another very nice hotel before until it was booked solid. I'm so glad that I found La Piccola and decided to give it a try. It's got a super location, very friendly and helpful staff, and extremely competitive pricing. There isn't breakfast or daily housekeeping but I don't really need these for a 2- to 3-night stay. Plus, there are all sorts of breakfast options within 50-100 meters of the hotel. I highly recommend.

A budget gem of a guesthouse
I was initially dubious about the large number of 10/10 reviews given for a simple guesthouse, but having now stayed there for a couple of nights, I can now see that they were thoroughly merited. A budget price for a little gem of a place. The owner was incredibly helpful providing a map and excellent information, and my room, though small, was clean and fully functional. My separate bathroom was absolutely spotless. The guesthouse’s location was great too. Central enough to be perfect for sightseeing, yet quiet enough to get a good night’s sleep. Additionally, the place feels very secure. A tremendous little place that deserves all of its high ratings. Highly recommended.

No surprises here. I read reviews and only expected so much. The price was very good. The room was clean and relatively comfortable. The bathroom a bit cramped (but that's not unusual in Italy). There are some stairs and/or a tiny elevator to your luggage to the property, which I believe would be described as the third floor. The desk is not staffed at all times, so they will check on your arrival time to make sure someone is there. Your key's electronics allows entrance in off hours. They were good about leaving my luggage for a few hours after checkout. The location is good. I spent two nights there, then shifted to a place I liked a little better for two more nights in Rome. But the second place cost a bit more too.

Lovely little place to stay. We were in the first room on the left so only had a few stairs to cope with. 2 bathrooms, a double bedroom and a single and large single bed in the main room. Perfect for our family of 4 visiting Rome for 2 nights to see the sites. Good central location with plenty of good restaurants nearby.

Highly recommend!!! I was contacted by the property after booking asking when I would arrive in Rome. Even though check in is at 1:30 pm, they offered to let me check in and leave my luggage at 7:45 am. The lady working was incredibly sweet and gave me a map of Rome on which she highlighted several places and wrote in which buses to take. The location was perfect! As a solo female traveler in my 20s, I was worried about walking around alone at night. There was one day when I returned to the property at 2 am and another when I left at 4:30 am. Both times there were still a few small groups of people out and I felt really safe. Granted I stayed during peak summer season so that might explain why the streets were somewhat busier. The property is also right by a few bus stops (30 second to 3 min walk depending on which bus stop) and the metro station (30 second walk). The property is also in walking distance to a lot of the main tourist spots. Took me about 10 minutes to walk to Trevi Fountain and from there everything is pretty close by and walkable. There's also lots and lots of restaurants all along the street and in the alleyways around the property. Also, if you turn right immediately after exiting the building and then turn left once you reach the first intersection, there's a spigot with drinking water there. I stayed in the single bedroom with the external bath. It was clean and comfortable and had everything I needed. I definitely would book this place again.

It is located in 3rd floor without an elevator. I found a bug (silverfish) in front of my door. I had to sleep, worrying that the worm would get into the bag.

A great room
I was visiting Rome for the week and needed an affordable but nice place to stay. I was pleasantly surprised to find this property. Its not a hotel but more still provided some services such as room cleaning. The location is excellent and easy for walking to most sites and the metro is steps away. I had the street side room which was nice but could be noisy with the windows open. The staff was very accommodating. Rome is expensive and this was a great find if you are on a budget.

I was held up at the airport and so was not able to make it by the 9:30 checkin time. The receptionist reached out to me and, when she heard of my situation, waited for me to arrive. What service! And she gave a great restaurant recommendation too!
