“Hidden Gem”
Very impressed with the location, quality and staff and you can't beat the value. We stayed in the San Pietro room, which has an en-suite bath. The view of St. Peter's from the balcony was wonderful while eating the generous continental breakfast they provided. We would go back in a heartbeat and have recommended it to friends planning trips to Rome. It was everything you could ask for from a small local B&B.

“I Couldn't Find the Hotel, but...”
It wasn't anyone's fault but mine. Rome is a very complicated layout and there is no time to look down at a map while your driving and no place to park to do the same. Also, it is located in an area with a lot of one-way streets that can be confusing. Another problem in my situation is that I was unaware of the local laws and was unwilling to park unless I knew it was legal to park there. I slept in my rental car that night. I woke up the next morning got something to eat and eventually found the hotel (by checkout time). I told the the person I came into contact with that I didn't expect any money back since the whole thing was nobody's fault but mine. I asked him however if I could take a shower and hang out for an hour or so to gather myself. He wasn't in charge but called the person who was and she allowed me to get cleaned up and recover. I could expect nothing more given the situation. The guy gave me a map and some direction and let me check out the room that I would have slept in. That is why I can accurately rate the "comfort" rating above. Remember that it is a "bed & breakfast" and that they come in all forms. They are usually a house in the US, but in Europe they are often apartment buildings which can be misleading because you can't expect to see a street sign. Just avoid any complications and get accurate directions, and have a great time!
“Great location”
As this is a bed and breakfast, expect to not have hotel quality as it is what it is. We were there for 3 nights and were extremely happy. What Casa Franci is, is a nice room, with nice facilities, a nice apartment with a nice host who makes you feel extremely welcome in her house!! She has great advice and is bubbly about her beloved city. The location is great - just off Vatican city and a couple of miles from the centre - you can walk literally anywhere and we walked to all the sites. San Pietro Train station and bus depo is 5 minutes away so if you don't want to walk, transport is easily accessible - so are taxis but AVOID transport as walking allows you to truly indulge in the beauty of Rome.
“Great B&B”
What a breathtaking view of StPaul's cathedral as we sat on our balcony having a delicious breakfast. We were able to leave our luggage there while we walked 10min. to Vatican City then had to head to the airport via the Metro which was also a short walk. We would recommend this place to anyone.
“fine - you get what you pay for”
the hotel was clean and nice. francheska (the host) was very nice and explained everyhting great. we have two complaints: 1. the internet was not working half of the weekend but was fixed. 2. there were no breakfast in the second day and since there was nobody around on the second day, we also didnt received any breakfast on the last day.
“Ideal Location”
This Bed and Breakfast is 3* accomadation but what it lacks in luxury in makes up for in location. The people who run the B&B were more than helpful and breakfast on the balcony was a highlight. When in Rome, we found we was very rarely in our room as there was so much to see and do but it served perfectly as a base. Would recommend this bed and breakfast.
“Convenient location”
This hotel was wonderful in terms of location. We were five minutues if that away from St Peters and the Vatican. There was a nice balcony from which you could see the dome of St Peters. If you are going on a short break with the aim to get out there sight seeing then this is an adequate and convenient location.
“My thoughts”
I was expecting a room with a useable balcony with a view of St Peter's Basilaca. The useabale balcony with a view was lacking. The breakfast was placed on a tray outside our room. The tray could be sitting there a couple of hours before you got to it.
“Casa Franci-over rated”
Location is this hotel's biggest asset. It, like everything else in Rome, seems a bit overpiced for what is received. We were there 7 nights. Caesar the manager was very helpful and polite, but the room fell short of expectations. The walls are very thin and one can hear EVERYTHING! The first night there the local drunks decided to tear up the little park-for hours! I was amazed the police were not called. There was black mold in the shower and the whole place, like the rest of Rome, is in dire need of a paintjob. The fridge did not keep anything cold and cable TV is a joke. Breafast is great if you like airline food. Everything was in packets. The high carb content of the breakfast caused us to go to the market to get some protein. I have a similar beach rental in the US and would never have a customer if my place looked like this!
