Great place, especially for the money. Huge room, friendly staff BUT noise at night is unbelievable. If you stay demand a room as far from street as possible. I don't think you can do that but try. Otherwise great, charming hotel.

Couple Trip
The hotel is located right where you want to be at playa del carmen downtown, rooms are clean, staff very friendly and it is close to everything. The only thing we didn't like is that they don't have enough parking lot, so you might have to park in a public one and pay $200 pesos for the night. But no hotel in playa del carmen downtown seems to have one, so it's better something than nothing.

1st timer
The location is walking distance from the Ferrie port and one block away from the club Coco Bongo. The staff was very curtious and polite. Nice inside it has a very neat. The pool in the Center is so beautiful and it has plam trees that go as high as the 4th floor. Rooms are nice and clean, very roomy and a good view of the street from the balcony. Highly recommend staying here you can take a Ferrie to Cozumel from here.

Great hotel. Great location. Quick access to 5th and 12th. My only complaint is that air conditioning needed a little more capacity, but it was August in Mexico.

this was my second time at this hotel and I loved it as the first time. great location, good for shopping or going out for dinner and clubbing. they also have a club beach where you can stay close to the beach and drink for a good price.

good location, nice hotel, but unbearable noise from the bar next door
The hotel is just one block away from 5a avenida and two blocks from the beach. The two ado terminals (buses) are a 5 mins walk away. Rooms and pool area are nice enough. BUT the noise is unbearable. There is a bar with live music next door.

Decent hotel with great layout (but needs a slight bit of TLC e.g. shower and some stains on sheets and towels, although all clean. Lovely and friendly staff, who were very happy to help In anyway. Good location!

Great stay
We got this room for around $45/night, and it was well worth the price. The room was clean and comfortable, the pool was fantastic, and the location was perfect. Close enough to the 5th AV hubub and beach to be convenient, but far enough away so that the noise wasn't an issue. We'll definitely come back if the price is right.

This hotel was located in a perfect place not too far from the night life and the beach. This is very close to Quinta( 1 block ) it is very close many small places to eat and very inexpensive. I would recommend this hotel. The only part I have to bring up is the air conditioner. At times it would not work properly.

Noise and Security Issues
The room had a terrible smell. We did not feel secure or safe in the room the lock on the French doors was very poor and the bathroom window did not lock at all. The first night the air conditioning did not work. We had them come and fix it but even then it only worked half the time. The fridge was also very poor and was a potential fire hazard because the plug had been changed and had electrical tape bundled up on it. One of the nights we were there someone was slamming their door very loudly VERY early in the morning. Nothing was done for a long time until we finally called the front desk. The attendant did not seem to be aware of the situation and sent a security officer to OUR room. The officer wouldn't tell us what he wanted other than for us to open the door (All of this was in Spanish, so if you don't speak Spanish then this hotel is a definite no). It was VERY unsettling. When we complained the next morning the person at the front desk didn't even apologize, they just asked if we would like to be moved to the room next door (as if that would solve anything!). We would have left early but we had paid in advance and there was no refund for leaving early. We were so disappointed with this hotel that we were counting down the days for our vacation to end! We will definitely not return to this hotel or recommend it to others.

Right next to the playa del carmen 5th avenue and beach
Hacienda Real Hotel is located in a perfect location for easy access to playa del carmen 5th avenue awesomeness and the beaches. They give a voucher that gets you 10% off and free welcome drinks at 6 nearby good restaurants. It can get a bit noisy sometimes as its right next to 5th avenue on the 10th avenue with lot of bars and tourists. But it was not so bad, I personally didn't find it as a big issue as the noise was sporadic. Beds are a bit hard, I think thats how it is in all the mexico budget hotels or may be in all mexico hotels, I am not sure. I stayed a day at ramada cancun and the beds were a bit hard there too. I personally didn't find it as a problem as they were okay. The staff were friendly and easily accessible, however only the front desk guy knows english well and other staff mostly may not know english. Collectivo and ADO/Mayab bus stops are also nearby. Taxis and ferry to cozumel are easy to get from there as well. I found it a good value for money as I literally spent the whole day out each day I was there going to near by places like Akumal, Xcaret, Tulum, Cozumel, Cenotes and Chichen Itza.

An Oasis in the City
Having spent many years going to Playa, this was the first time we have stayed in the city itself. Location great with a proviso. You must be able to tolerate noise ! .VERY NOISY from people traffic at all hours of the night.. Not traffic, just very loud people up to 5 AM every night except Monday which for whatever reason was totally quiet. Room lacked glasses when we arrived. Staff took care of it. Water tasted like salt and same with shower. Big, sharp screw from shower drain could easily cut foot. Staff was notified. Very nice pool and lobby, incl parking on premesis.Very friendly staff, great Italian restaurant across the street, La Famiglia, HIGHLY RECOMMEND

Perfect location
Location: 5th avenue is at the back of hotel, coco bongo is 3 buildings away on the cross streets, Walmart is 15 minutes walk passing by the municipal palace, the hotel is really in the town centre. The beach is 10 minutes walk passing by 5th avenue. Take note that the beach of Playa del Carmen is dirty and rough compared to Cancun. So its not a loss for me even if I didn't swim from the beach. Demographics: the clients are mostly local Mexicans who are having holidays, they are mostly in families and upper class, the Americans and European tourists are mostly checked in closer to the beach Room: very nice and spacious, it has mini fridge for use and coffee maker but no coffees so you have to buy from Walmart, the beds are comfortable and 6 pillows which is great. I didn't like the red sofa which is very dirty and shabby, it looks like pest infested so I never used it, it was a sore in my eyes looking at it. The balcony overlooks Calle 10, the street that leads to 5th avenue. Staff: The reception staff were very helpful. I didn't mind giving them tips as appreciation.

We took ADO to Playa del carmen. The hotel is very close to the new ADO bus station. The area is safe and convenient (close to beach, 5th ave and shopping). The stuffs are nice and helpful. We really like it.

Playa stop off
My son and I used this nice little hotel as a stop off on our way down south into the jungle to visit some of the Mayan ruins. It's location was great in that it was just one block off 5th Ave which made it great to access to both the activities of 5th plus the ferries over to Cosumel. Staff were very gracious. Our room comfortable and appointed just as depicted in the photos. The only negative relative to the room was the lack of natural light. We were on the first floor facing the courtyard in a corner so the one small window did not let in much sun. Other than that it was very good value for Playa.

July 14, 2014 We just came back from vacation and stayed a week in this hotel. Very good location, nice and peaceful, a block from 5th avenue and parking included. I recommend it. My wife and kids were satisfied with the hotel. It is a bit old but well maintained. The only thing that I do not recommend is getting in the pool; it seemed cloudy every time.

Right on the deal and right on the money
We've been to playa several times this was our first time renting in a hotel vs a apt or house and I was very pleased the staff was very eager to help the ac was nice and cold has fridge in the room, it is located on 10th right bye the 5th ave so if your looking for a quiet place to stay I would advise a few blocks down but this is the best location close to the shops the beach and lots of oxxo stores to serve those late night Munchie cravings, overall very happy with our stay!!

Overall a good stay
We thought this hotel will provide safe box and fridge, as per description on Expedia. However we arrived at the hotel after 10 hours delay due to flight cancellation, we were told that the safe was not working and reception offered to assist us by keeping our stuffs in the reception safe as needed. Fine with us, as long as we have somewhere to keep our valuables. Lo and behold, We got to our room and found that there was no fridge! Staying in a tropical climate without a fridge was not very convenient! Anyhow, there was something about this hotel that totally made up to our inconvenience. The staffs were very friendly and helpful. Our room was cleaned daily. The beds were comfortable. The property was well decorate and cared for. Nice and quiet. Great location. Close to all amenities we needed - the bank, laundry service, 5th Ave, Wal-Mart, Mega Mall, and plenty of restaurants. After these whining, I will still go back to this hotel when I go to PDC. I will make sure I get the fried next time.

Great location. Quiet and clean. Attentive staff. Comfortable beds. TV reception poor but I didn't go to watch TV However, the hot water was 'almost warm'. Luckily the weather was great. I'd stay there again.

DO NOT GO HERE!
Worst hotel ever. If you enjoy cold showers then it may be tolerable. There is no hot water. The staff is unpleasant. They allowed a person to park behind my car, and didn't get their keys. We were stuck in the parking lot for hours. Waste of time and vacation. On top of that, the room is right next to the busy street, so you'll hear honking and loud noises outside your window all night long. Pay a little more and go some place else.

Great location, everything is walking distance!
Staff eager to please! Room cool and large patio overlooking side street perfect for people watching. Had a little language barrier, but once they got it, it was taken care of! The pool was quiet and relaxing. Always clean. Beach is a quick walk, bar on beach had good live music. Shopping is a block away and with plenty of great shops -- Tequilla warehouse and Tequilla Bar must go to! Wear comfy shoes. Everything is negotiable.
