This hotel does not exist!
The biggest problem with Hotel San Francesco is that it does not exist. There used to be such a hotel in Assisi, but it has been permanently closed for some time now, though it accepted my reservation AFTER it had closed. Hotels.com was prompt in giving my my refund, but arriving in a tourist city in the middle of high season with a 2-week reservation to discover that your hotel doesn't exist is, to say the least, a nightmare. Hotels.com says that cannot take down that posting.

After driving 3 hours this hotel was CLOSED! We spoke to people next door and they said they have been closed for months! This was a confirmed reservation !, we had to find another hotel and pay 3times the price. Will never use Expedia again. We lost a lot of our vacation time searching for a last minute hotel.

Hotel was closed when my family of four arrived at the hotel doorstep in May 2018. Hotel did not pick up the phone calls after numerous calling. Left my family and I stranded without accommodation in the cold and rain. Irresponsible behaviour of the hotel.

I indfromed you that we arived in asisi to find that this hotel was closed ( out of business) We had no where to stay in Assisi and had to have the taxi driver take us around town to find a hotel with a room avaialble I have requested a refind from you plus 115 Euro that it cost us to be driven around assisi to find a hotel

Great location
If you want to enjoy a view of the basilica then this hotel is great. Make sure you ask for a room with view when you book. Well priced but virtually no soundproofing between rooms so you can hear everything. Rooms are very tired but clean. Would recommend for location but nothing else.

Excellent Location and Nice Hotel
We only spent one night at Hotel San Francesco in Assisi but we had a great time. The Hotel is located as close as you can get to the magnificent Basilica of San Francesco/St. Francis of Assisi. The hotel is quiet and clean, the staff friendly and helpful. Rooms are small but were more than adequate for our needs. Breakfast was excellent. Overall a very reasonable value. Recommended.

Wonderful town. Awesome scenes of valley below and hills above. Walking the cobblestone streets at night takes you back centuries.

I had a very small room and small single bed in a room with old decor and enough dust on top of the wardrobe to write my name in. The bathroom was a joke- no heat, on 3 levels, tiny, with a tiny hip bath as a shower.

close to the Basilica San Francesco, happy to go to church in the morning. Later walk around Assisi, visiting the historical center, eating in nice restaurants.

The room was minimalist, the breakfast was OK, the staff was very friendly and helpful. The on-site restaurant is geared to travel groups and would recommend you eat elsewhere. Parking anywhere in Assisi is problematic, but if you don't mind a bit of a walk, excellent parking is available for 5 euros at Parcheggio San Giacomo.

A little spartan but great location
Spartan hotel but great location. Furnishings are a bit dated. Good breakfast. Ask for a room with exterior view. Room 331 is on corner with great views of basilica.

Perfect weekend getaway in Assisi
It was beautiful, extremely nice, the service was outstanding and the location was great. The room and bathroom were very comfortable. I highly recommend this hotel and will be returning myself. Best sunset on the terrace in all of Italy.

Great location but don't take a car
Amazing view of the San Francesco chiesa from the roof terrace. We had a car with us and the whole city was almost impossible to navigate through via car. But the hotel room was great (stayed in Superior Room - great toiletries and air conditioning)

The San Francesco hotel is in a perfect location next to the Basilica & with spectacular views from the roof terrace! I had booked the room facing the Basilica but the air conditioning was weak & the room very hot so after a sleepless nightI spoke to the management & was moved to a newly updated room with excellent air conditioning for the remainder of my stay. I enjoyed my stay at the hotel- the location is perfect!

Must stay here!
There is no better place to stay while in Assisi! From the hotel, you can see the church of St. Francis, walk there in 1 minute. Surprisingly quiet place, Wi-Fi worked great. Phenomenal breakfast! The Staff was so friendly. You can feel the charm and spirituality in this hotel. Eat on the rooftop and see for miles around. Beautiful views. Next to a beautiful gelateria. My family booked 2 rooms for a family of 4, both were equally charming. We will never stay anywhere else should we be lucky enough to return to Assisi.

4th floor balcony
Staff was friendly, room was comfortable, 4 single beds. Room was not modern but it was perfect. After Rome and Florence it was nice to step back in time. The 4th floor balcony overlooking St. Francis church is the wow factor. If I ever return to Assisi, this is where I'd stay again.

The most sacred hotel we have stayed. You wake up in the early morning , and open the window you see a very solemn church so spiritual full of peace. The view was priceless . A must stay hotel room 331 has the most beautiful view . Natural air flows around . the aircon is mild and the tiny bathtub shower unit is ancient.

Great location!
Hotel was very good because we were lucky to get one of the newly renovated rooms. The room was spacios and had USB porta for us to plug in our phones and tablets. It does have an elevator which is a big plus in Assisi when you need to drag your suitcases. Also, it said it included parking (which it did) but they fail to advertise it is not in the hotel. You need to drive a bit to find it and also need to be skilled to drive in such narrow streets full of tourists! Overall great hotel and we would highly recommend it. If I were to give them some feedback for improvement it is their breakfast...so...so...but exquisite coffee.

Ideal location in Assisi!
Very convenient, very close to Basilicas, ideal in such a hilly town for someone with dodgy knees. Comfortable modernised room and bathroom (choice of ablutions!), decent breakfast, reasonable price for location.

A little trick finding the hotel as you need to come from the correct side. If staying there consider emailing the hotel and get some parking instructions. You park your car some 300m away from your hotel (but can drive up and drop your bags off). Location is the best thing about this hotel as its right in the thick of things. (Some noisy roadworks outsid which started about 6am but I think this was a rarity and outside the control of the hotel.

book early to get the view room; it's worth it.
stay in the room with unobstructed view of the basilica. it's worth it. The view negates all other oddities (like the small tub has 2 unsettling levels, AC takes some time to cool room & needs replacement). reception staff speaks English. If driving, call hotel for parking instructions. free hotel parking at end of Via Fra Francisco Remon Jativa which is closer than at Piazza Giovanni Paolo II. there's still some hill climb but it's a scenic walk without any luggage, get the pass from hotel which allows you to drive into ZTL, walk back to car, display pass on dashboard, drive to hotel, unload luggage, drive back to the parking lot, walk back to hotel. repeat at checkout. call hotel first to confirm that's still the steps. sounds tedious but it saved us from dragging heavy luggage up & down Assisi hills. Assisi is different from other Italian hill towns. it's worth a visit even if you're not Catholic nor Christian. the stones used in the houses give a different, unique & beautiful hue.

Best view in Assisi, steps from the Basilica!
Our room opened to an incredible view of Basilica San Francesco, its bells, the sunset and the peaceful swallows! Our hosts were welcoming and generous--going beyond all expectations to help us on a needed errand. Their dining room was gracious, with delicious food, and there is a rooftop terrace with wonderful views. This is a special place with special people. We highly recommend it!
