The offices of American Vacation Homes are located in Kissimmee, Florida, within five miles of Downtown Disney® area. New arrivals check in at the office and receive directions to their home or villa. All properties are located in planned villa communities, or neighborhoods in Osceola, Orange, Polk, and Lake Counties. All neighborhoods and communities are within 20 miles of the Walt Disney World® Resort.

There are private, screened, splash pools at all homes; guests in villas enjoy use of a community splash pool. Parking is complimentary. Smoking is not allowed in homes or villas. American Vacation Homes provides a 24-hour emergency hotline for guests.

The 250 American Vacation Homes and villas are located within a 20-mile radius of Walt Disney World® Resort. Homes are individually owned and decorated. All properties include full kitchens with microwaves, refrigerators, ovens, dishwashers, coffeemakers, and cable TV.

Other amenities include separate sitting areas, washers and dryers, and private, screened splash pools (homes) or community splash pools (villas). All homes have fresh linens and towels, and include private garages. Parking is complimentary. Smoking is not allowed.

Special Check-In Instructions

Guests must check in at the offices of American Vacation Homes in Orlando at 12211 Regency Village Drive, Suite 12, then travel to their vacation home, located within a 20-mile radius of Walt Disney World® Resort.
Office hours are Monday-Saturday from 8:30 AM - 7 PM. Guests arriving after 7 PM or on Sunday will find a packet in the lock box, located at the office entrance. Guests should contact the office for instructions to open the lock box by using the phone number received in the confirmation email after booking via this We site.
Guests must report to the office on the next working day to complete registration.
A mandatory cleaning fee is charged at check-in for stays less than five nights. Heated pools are only available in select accommodations. To request pool heat, guests must contact the property at least 48 hours prior to arrival.

“We'll book with them again!”

The house we stayed in was wonderful. My wife was thrilled that everything smelled so clean when we arrived. All 4 rooms were spacious and comfortable. We have a family of 5 and it is tough to find a good hotel that can handle us. There was more room then we would ever require on a trip. We were very surprised to find a BBQ with gas included in the backyard. Steaks or burgers were a welcome change to eating out in Orlando. We forgot to ask to have the pool heated, next time we would ask ahead. Overall this was a great place to stay and we would book again without any hesitation.

“Excellent”

My family had a wondefful time in the house that we stayed in for the weekend. I read the reviews and had mixed opinions about staying in a house instead of a hotel room. I'm so glad that I did stay in a house for once I did not have to worry about my kids talking to loud and bothering the neighbors. The pool was an added feature that the kids absolutely loved. The hardest thing for me was getting them out of the pool! The location was excellent about 5 minutes away from US 192 where all of the action takes place. I would recommend anyone with children to rent a house just so you don't have to worry about the neighbors at night whne the kids are so excited about being on vacation!

“We were pleasantly surprised”

We stayed in a 4 bedroom pool house about 15 minutes from Disney. The house was huge. In the past we have stayed with other companies that rent houses and the beds were like boards. The house we stayed in had comfortable beds in all rooms. We all had a great time and will go back. The only thing they missed was turning on the pool heat prior to our arrival, but it was quickly corrected

“Loved the home, but was hard to find”

The home was exceptionally beautiful and very spacious, even had a BBQ grill. The pool water was cold...The only disadvantage is that you have no lobby like at a hotel where you can seek directions or ask questions. Housekeeping costs extra so u have to clean up after yourself day to day. There is a washer & dryer though. All in all, we loved it...our location was difficult to find, even for our Orlando resident friends.
