Hotel is in a great location in Nice in front of the beach and the Promenade des Anglais. The hotel appears grand from the outside, but loses its luster once you enter the lobby. The front desk has chipped paint and lacks of maintenance. The rooms are outdated and furniture, carpet and walks need renovating. Staff is great and accommodating, the paid breakfast buffet is a good start to the day and the outside terrace has a great view of the beach and people watching. The location of the hotel cannot be beat, but the hotel needs major renovations.

Everything was great! Amazing view of the Mediterranean. Everything was clean. We were able to walk to walk to anything we desired. Only issue is the carpeting was on need of replacement.

Staff was wonderful especially having arrived early and also helping with a plan to collect rental car from the airport, much appreciated and very helpful! Wonderful area very easy to walk and many dining options. Would definitely stay here again.

Do NOT Stay at this hotel . I was looking for an average hotel to accommodate myself and 6 of my team as a reward for a great year so 5 months in advance I decoded to visit several hotels personally to see which one was the best . One of the hotels was Le Royal Nice . I requested to view the rooms personally. I was shown a beautifully renovated room and I asked the team at the hotel if I booked through hotels.com ( because I get rewards ) would I receive this particular room style . I was assured 100% that by the Time of my visit in mod October the whole hotel would have been renovated and this is the room I would get . I arrive on the 12th October having booked 7 rooms for 2 nights plus a meeting room , only to walk into a room snelling of cigarettes that clearly hasn't been renovated in decades with alarming amounts of mould in the shower The situation is the same for all 7 rooms my team have been given I request to see the hotel manager . They summons the Hotel Director , He informs me that I have "booked the wrong rooms " , I tell him that I had visited the hotel and his team had assured me that the rooms would be renovated ( the only reason i booked the hotel ) . He informs me that there is nothing he can do because the hotel is fully booked I check on hotels.com to find there are indeed 7 renovated rooms ( with sea views actually available ) . When challanged the Director informs me that this is true but that I haven't paid for them , refused to rectify

Lack of quality with “in room” tea coffee ie: no proper milk, only paper cups, no mugs or cups and tea bags not replenished when room serviced, very surprising which was not in keeping with the otherwise lovely room and very welcoming and helpful staff. Overall we are very happy with the hotel and look forward to returning.

Great location, room was clean and spacious. The hotel is good value and I would stay again. I think they should improve the breakfast. a €20 fee and you get to boil your own egg. May sound petty but it's an issue for me. The staff were very helpful on reception.

Nice room. Carpet is old and should be replaced. Shower fixture needs replacement. Fantastic view and the local area is vibrant and very walkable with tons of dining options.

Property is in a great location with a great view of the beach/boardwalk. Rooms are clean and bathrooms are in excellent condition. Only thing is the carpet in the rooms looks a little dated and warm.

Really nice hotel, everything clean, staff were helpful and kind all the time. Is right in front of the beach and the Promenade des Anglais, you can walk to all the main spots in Nice. Very convenient location.

Hotel located right near the Promenade. 2 min walk to the beach and restaurants. My room #216 was worst room i have seen. It has dirty carpet 30 years old, bathroom is outdated, bed is comfortable but no other furniture and very few hangers. No coffe or tea maker.

I was assigned at room 216. This is a room where no human being should stay in and very depressing. Extremely dirty and no air conditioning. It should have been decommissioned long time ago. With the help of Sofia and her manager, I was allowed to switch to a 4th renovated room with an additional €51.00. I intend to share pictures of the room with the Mayor. Someone has to look in to past guests if there are any patterns. The hotel is big and the lobby was specious. Breakfast was good. There was an elderly man, maybe the owner who was sitting in-front of the concierge frozen day and night. Strange and sad thing to watch.

No shower & wet smell in rooms & hall
The staff at the front desk were very nice which is the only reason I’m leaving any positive review. Other than that we are very disappointed. Paid for an oceanview room for 2 nights & our shower was not able to be used for our entire stay due to water backing up into the shower. We notified the front desk right away the first night & we were told that the technician could not come until the morning to fix it, but we could shower in a different room. We were ok with this solution since we had been traveling all day and really wanted to shower, but it was very inconvenient since it was 4 floors away & by the time we were given a room to shower in all of the restaurants in the area had closed their kitchen and we were unable to get dinner. The technician came in the morning & told us the shower was fixed. We were out all day at the beach & when we came back to shower we found that the shower still didn’t work. We were told that we could switch rooms but it was 7pm & we were checking out early the following morning so it would’ve been even more inconvenient to have to move all of our belongings at that point. We asked to speak to a manager & they said one would call us in the morning but they never did. We also noticed that other rooms we had to go shower in had pillows & decor that our room was missing even though it was the same type of room. Very disappointed that the manager never reached out to us & that the hotel refused to compensate us for any part of our stay.

There is only 2 small paper cups provided in the room, and they were not even replaced ones during my 4 days stay😠 The carpet seems quite old and doesn’t look clean.

The hotel is extremely rundown and needs serious updating. The lobby is beautiful but stops there, the rooms are not clean and need to be better up kept. The only good thing about this hotel is the location in proximity to the promenade. Wouldn’t stay again
