Breakfast was good. Outside maintenace was non-existant. Owner appeared for breakfast but was not available otherwise. TV was out of date and reception went in and out .

The description on this B&B states that the units contain: CD players, coffee/tea makers, DVD players, microwaves and refrigerators. This is not true, although there is a microwave and fridge available in the common kitchen. This did not affect our visit, but we think that the description should be updated. Great breakfast, very friendly hostess, great location close to Rainbow Bridge.

Stayed overnight for a conference. Lovely experience, beautiful bath and vanity made getting ready for the conference calming and enjoyable. Owner is a really nice woman who went out of her way to make us comfortable and feel at home. Great location for all amenities.

Pros: Easy to find and handy for walks to the falls and other sights.
We stayed only 1 night and enjoyed the experience. Breakfast was great - gluten free pancakes were a delight! Definitely would recommend and would return.

It was nice and the jacuzzi was fun, but there was NO one there to greet us when we arrived and it was a very small bedroom. The bathroom was the nicest thing about the suite. the TV was old and didn't get very good reception. Breakfast was delicious. Just strange, with no one there to greet us it kinda felt like we were squatting in someones home. The owner only came out to deliver breakfast and then pretty much disappeared again. Good location to sites.

This bed and breakfast was extremely convenient to the strip and the Falls. It only takes 10 minutes to walk to the falls, and it will save you money on public parking ($5-$15 near the falls). There is no need to drive to any of the attractions. Location was EXCELLENT. Breakfast was very good (eggs, bacon, toast, yogurt, and fresh fruit, either pancakes, French toast, or waffles, O.J., coffee) Suzan the host was so kind and helpful. She made our stay very pleasant. We stayed in the Jacuzzi suite with a king bed. The room was very clean, but tight, and the bathroom was very large and roomy. The only complaint I would have is that the room didn't have a chair in it. I would have liked to sit somewhere and watch TV besides the bed. But the King bed took up too much room. I spent weeks researching hotels and bed & breakfast in Niagara Falls, and I'm glad we ended with this one. I'd stay here again. While we were staying there, another couple was there, and they told us it was their 5th time at the bed & breakfast. They liked it so much, and wouldn't visit another. The reviews speak for themselves. YOU WILL NOT BE DISAPPOINTED.

Only stayed for one night but the place was very comfortable and very clean. The host is very sweet and personable. She treated us like family since the moment we walked through the door. Breakfast was delicious and plentiful. The place is located within walking distance of everything you'd want to see and it's in a very quiet neighborhood. Would absolutely stay there again and highly recommend this place!

The Good: The best asset of this B & B is its proximity to the falls without being in the busy commercial district where the majority of the hotels are located. The building is only three blocks from the American Falls and is within walking distance to all the main attractions. Also it is set in a nice neighborhood that is much quieter than the hustle and bustle ever where else. Susan was very helpful and friendly. She met us right away and check in was quite easy. Overall this was a great experience and we would visit again. The Bad: First - Hotels .com shows a picture of a nice brick building, with a deck and veranda overlooking the front yard. THIS IS NOT the same B & B. Instead it is a building that is fairly plain looking, no decks or porches on the front and a tight narrow driveway that would cause parking to be an issue if the B & B was at full capacity. We stayed in a "Premium" suite which had a two person jacuzzi and gas fireplace. The room was nice, and for the most part clean. However the mirror over the couch in the bedroom was streaked and looked dirty. Also, the doors that separated the front room from the main room was missing a pane of glass. Also, the gas fireplace didn't seam to work, we could get it to ignite, but it wouldn't stay on. This may have been operator error, however it would have been nice to have a set of directions explaining how to use it.

do not let the lack of curb appeal scare you away. It is an awesome B&b.
