This hotel has some good things going for it. The location is superb - just a minute from Bayswater tube, loads of convenient shops and restaurants etc very nearby. It also has very good WiFi and even a little area of tables and chairs out the front which is great during the summer.
However, the general state of the hotel is very poor, even for a budget hotel. The single room I stayed in was not really fit for purpose - it had a shower cubicle in one corner, and in the opposite corner the WC was within another shower cubicle and combined with the sink, it was virtually impossible to fit in there to use the toilet... and I'm quite slim so I've no idea how a larger person would possibly be able to use it. Also the top floor rooms are up four flights of stairs, the top set of which are really quite dangerous as they are so narrow, uneven and with no handrail. Again, manageable for an able-bodied relatively young person, but not at all practical for the elderly or anyone with any physical restrictions at all.
Some of the wall fixtures were also loose, and bedside lights had no light bulbs in them. Beds are also very basic, with no mattress topper and just a thin sheet over the mattress.
Overall, I was very disappointed. I stay in lots of London hotels and this is one I would only book again as an absolute last resort. There are much better options on offer in the Earls Court area.
