The strikingly contemporary, flat-roofed, white-stucco, 142-room Outrigger Royal Sea Cliff has seven floors but appears to be low-rise because it's terraced so steeply into the cliff. Two wings descend the cliff, and between them is a narrow atrium garden containing fountains, ponds, waterfalls, and benches for guests to linger amid the water sounds and plantings. Outside the hotel's wings, lawn terraces provide panoramic ocean views and sunning sites. (One terrace includes a barbecue area.)

“Pleasure of our vacation”
We really enjoyed staying in this hotel. Beautiful design (architecture of the buiding and plants, and water) of the hotel was creating a great feeling of comfort and pleasure.
“Great Hotel/Condo”
Two bedroom condo overlooking the pool added to the perfect vacation. We had 5 people and it was a very large and comfortable. Staff was very friendly and helpful. Two pools ensured there was always chairs to lay on. Highly recommend this place.
“Call the hotel manager if you have problems checking in.”
When we arrived at 3:00 pm, our room was not ready. We were told that we would have to wait an hour and a half because the maids were still cleaning the floor our room was located on and that the front desk clerk did not have the authority to tell the maid to get our room ready immediately. I promptly told the front desk clerk to call the manager. The manager then found another room of the same caliber and we were able to check in. I suggest if you have any problems checking in to call the manager.
“great place to stay”
The views from Hotel are really nice. The inner court yard/garden in beautifull and peacefull. Staff is very friendly and helpfull. I kept messing up my reservations and talked to Jesse at the front desk a lot. He was helpfull and very patient! Rooms are very big, bathrooms a bit small. We have stayed here twice and will stay there again.

Since we rented a car, it wasn't too inconvenient, but if you don't mind the walk (20 or so minutes) to where all the shops and restaurants are, then no problem. We rented a car so we could drive around the island. They normally have 2 pools, but one was under renovation. It would have been nice to have 2, since we had little kids who were more interested in going to the pool than to the beach...(but if you don't care for the pool, there are some smaller beaches nearby that people can enjoy) We appreciated some of the free programs they provided (lei making with complimentary coffee/juice, hawaiian pastry, and fruits). The concierge was very helpful whether we were booking a luau or just asking for a place to get a quick bite. Overall, the stay was very comfortable with very minor complaints.
“Fantastic Stay”
My wife and I celebrated our 27th wedding anniversary and her 51st birthday with an eight day stay at the hotel. When we arrive, I was pleasantly surprised that the hotel upgraded our room with the most beautiful room with an ocean view. Wonderful. We loved the fully equipped kitchen. KUDOS to Outrigger staff. Ps. Thank you for making our special occasion better than I/we had ever hoped.
“A family necessity!”
My husband and I have two kids, ages 8 and 16. The Royal Sea Cliff condo was perfect for us. The kids could be as messy as they want in their own room, and we had our own master bedroom. We had a beautiful view, and plenty of space. The kids were particularly impressed with the nice flat screen tv. The service was great - particularly housekeeping. We had accidently left an item behind, and they fed exed it back to us without a problem. The condo is located in a nice spot ... just far enough away from the bustling shopping area, but close enough for a nice walk. I can't think of a bad thing to say about the condo! Keep in mind that there is no sandy beach, but that's typical in Kona. There is a sandy beach within walking distance, and plenty within a quick drive. Without a doubt, I'm going back to the Royal Sea Cliff ... not soon enough!

This condo complex had great staff with nice rooms. Activities were available daily if one wanted to participate. Quiet and comfortable. Away from the hussel and bussel of town.
