The location was fine, although somewhat confusing in terms of directions, even with direct 'Google guidance', given the zig-zag routing to & from, and being farther away from the local public transportation than I anticipated. However, for certain areas, bus transit was closer, and worked out fine. And, areas for dining were within walking distance.

Staff was helpful and accommodating in storing our luggage and allowing us in earlier as we had early flight. The shared washroom was not a bother as there is also a washbasin inside the room.

Quiet, clean, safe, friendly. Small Bathroom.
The owners of Menzies are very, very nice. Greeted us at the door and helped us carry our luggage up the very narrow, steep stairs. Location is pretty good. Lots of great neighborhood restaurants and shops. Very quiet and it felt quite safe. Close to the bus lines and easy to take a bus to the old town/castle area as well as Waverely Station. Negatives: The bathrooms and bedrooms are small. Shower was really small. We had a bedroom with 3 beds and it was a bit tight. Would stay again!

The owner was nice. He allowed us to leave our luggage in the room before checking in time. The room was dusty. I had to wipe as much as could as my daughter is allergic to dust mites. This aggravated her skin condition. The five nights we spent there, the room was never hovered.The dust was quiet obvious specially on the ceiling lights. There were spiders and cobwebs in the room. l killed one spider near the wardrobes. There was also one hanging with the window’s curtain. There were filthy quilts in the upper and lower parts of the wardrobe. The carpet was stained with undisturbed dust around the beds. The tap in the bathroom need a good scrub as it contained dirt around it. There were mould and stain in the shower. It was very unhygienic for the cleaner to put dirty rug in the sink. This happened every day.The towels were stained. The bathroom is designed for two people not three. The place is just a bedroom and a kettle. Breakfast is not included in the price. The owner should take the customer’s concerns seriously. It seemed from previous comments dated over a year nothing has been done to improve the situation. He needs to take into consideration what is not good for him, it also not good for others. The place is just a rip off and not value for money. I will not recommend this place to anyone despite it is close to the attractions and city centre. I failed to understand why this place is rated 3 stars.

value for money
could fault nothing about the room for the price and location. would have paid extra to have had a cooked breakfast, (was ok if you like fruit for breakfast) car parking is tight and not sure how it would work if fully booked, (we had to get owner to move car to get ours out. just concerned if your car was blocked in by someone who was out for the day) I would stay here again however.

The whole property was very nicely furnished in the traditional English style, and the staff were really nice! As we were late for breakfast one day, they still let us eat. Had a great stay at Menzies!!

Staff was very polite and accessible throughout the day. Rooms and common areas were very clean and comfortable, the breakfast offers great variety, and the location is in a safe, quiet neighborhood just outside of the busy section of Edinburgh.

It was a beautiful Victorian home. The place was clean and quiet. There are restaurants within walking distance. The breakfast buffet was a delicious treat.
