Fantastic Value
Great place, friendly host, spacious room with lots of extras. Breakfast - lots of choice and was excellent. Everyone in the village I met was super friendly. Free and easy parking at the front or round the corner.

Very nice room and hospitality. There was an apology as the central heating had failed and the plumber 'was on his way' It did not matter as the room is above the properties' bakery. As for food, no evening meals but the hotel 5 minutes walk along the high street provides very nice food and serviced but the breakfast was adequate to last the very hungry person all day!

The room exceeded expectations. After a very good night's sleep, there was breakfast to look forward to, as the cafe was said to have "the best bacon roll in the area" on the internet, and how true it was, based on the full English: great produce and the bacon was most yummy! Thank you for having me as a guest.

One night away
A night away at the end of the Hadrian's wall walk. The accommodation was surprisingly good as it was located above a cafe. There was a very good shower, bath and comfortable bed in a spacious room which was decorated in a contemporary style. There was tea and coffee provided and a more than adequate breakfast in the morning. Only thing that I would suggest to the owner is that he screens off the kitchen from the cafe

Very comfortable, friendly, superb for stopover
Longtown is on the Scottish/English border, ideal for a stopover en route. Reception was friendly and informal ('come and go as you wish').The room was very spacious, recently smartly decorated. Longtown is a major transport hub, with huge lorries going through the town. However the double glazing seemed to kill all noise. Bathroom with bath as well as shower. Breakfast was ample, with good choice. The rooms were well cleaned, BUT .. there was unflushed human waste in the toilet. Doubtless an oversight, by the cleaner. Needs to be addressed. But overall, extremely good. Would stay again.

One of the best places to stay
I would highly recommend staying at this establishment as the host is very nice and the room is very comfortable with a lovely 4 poster bed and a bath with all the extra complimentary shampoo and soaps. I found that the breakfast was the best I have had on this 2 weeks break as it was cooked perfectly. I will definitely stay there again on my next travels and recommend to friends and family.

We stayed two nights, attending a wedding on the Saturday. Our breakfasts were excellent, as were the staff who were very friendly and made our stay very relaxed. The bedroom was very good and comfortable. I have nothing critical to say. Excellent!

Great place
It's a B&B above the day time café / restaurant. Park is free at the side of the B&B. Great room, good size bathroom with bath and shower. Clean and very comfortable. Friendly staff, tasty breakfast. I will stay there again if I am in the area.

Four poster stop over delight
Had a pleasent surprise when the bedroom door was opened the room was massive and the 4 poster bed huge very comfortable and clean outstanding value for money, I skipped breakfast as I was out early but was an excellent stop over hotel would definitely stay again thanks 😁

We stayed one night on our way from Edinburgh to Kirkby Stephen. Our host, John, met us with a smile, an expression that never seemed to change. We enjoyed meeting him very much and he was very helpful and a good cook! Our room was beautiful and comfortable. The bathroom was mostly up-to-date, except I think it had the dual faucets in the sink. A quick note: the bathroom is sunken with a couple of steps, so use care if trying to find your way in the dark. Overall, it was very large and beautiful with nice quality linens. The next morning, we went went to the dining room and were seated at a nicely set table with white table cloth. We were very happy with the quality of this accommodation and the service we received. We would definitely recommend it and would stay here again. Plenty of hot waters, nice extras of toiletries, and beverages. Did not try the Wi-Fi, so cannot comment, but I wold expect it to be up to John's obviously high standards.

The room and bathroom were beautiful and clean. The cafe caters to its guests and serves dinner even after cafe closes (at 5 pm) and specially set table for breakfast. John the owner and his son couldn’t have done more for us. The best!

Loved staying at the Sycamore Tree and definitely recommend it to friends and family. We were shown round by the lovely owner (Whose name escapes me, I'm so sorry!) and her husband John, who were very warm hosts. The room was lovely and comfortable, with lots of nice little touches (like a vanity pack, little tic tacs next to the bed) and breakfast was very good. My daughter's still raving about the excellent sausage bap she had! We had dinner in the restaurant when we arrived. It was very relaxed, no pressure to rush. The menu isn't fancy but its good home from home food. It was served with homemade salad garnish and the portions were generous. We had a good nights sleep. There was a decent time for check out and I would definitely hope to stay here again in the future. Thank you!
