This villa is unsafe for children!!!! Unorganised staff and unhelpful management! No sound isolation at all- you can hear your neighbours every word when they party at 4am. Poor quality fittings. Not very clean. One of the worst hotel experiences I have had. Their system didn’t recognise our booking so they weren’t ready for us at 8pm. So we dragged our kids to a restaurant and waited until 9pm to get into our room. The 2 bedroom villa is actually and a 1 bedroom villa with a studio bedroom- and these are separated by a pool. The walkway between the bedrooms is literally a gappy bridge across the pool. This is completely unsafe for a 3 year old to stay in a room without parents as they could easily slip into the pool. We had to stay the one night due to the late arrival. This was awful due to the noise from next door (including setting off fireworks at 2am). Then Kanishka refused to let us check out a day early. Happy to pay for the night we stayed- but just want to leave and refund the 2nd night. Luckily hotels.com stepped in and refunded us. The hotels.com help desk was amazing and we are very grateful to them. Absolutely horrible stay- so much so it’s almost comical. One shower didn’t work and the toilet leaked at the bottom. The list just goes on and on. I just don’t see how any parent could possibly feel comfortable with the bedroom setup for small children. We had to split up the adults so one stayed in each bedroom with a kid- not at all what you intend for a holiday!

The place is close from any amendities and in the heart of Seminyak; it is really convenient. Moreover, the jaccuzi of the room was broken so they cahnge us from villa with a good jaccuzi. The only point which is difficult is that some of the staff at the front desk doesn't speak very well English but thay always find a solution to be understood and to understand you. Very good product!

Please don’t book ! Very unclean. bedding disgusti
booked this villa based on its rating on trip advisor. It is absolutely not worth the money paid. The villa is tired and aged. Furnishings are worn. Mattress is lumpy, pillows stunk so bad they must be damp or musty inside and desperately need replacing. Thé robe in the wardrobe was musty and smelly as though it had been used many times by others and never washed. This is not what you call a luxury escape away. The bathroom had a terrible smell which I think is the chemical used to seal the flooring. It’s a strong chemical smell. The shower was mouldy. I felt dirty taking a shower there. Again this isn’t what you expect when paying so much for a hotel. There are so many options in Bali. Don’t waste your money. Lastly, I upgraded to a pool villa before arrival and I was told we would receive a 10 min welcome massage upon arrival , we were never offered anything like that. The food is mediocre. The pool was nice but the experience was let down by the tardiness of the furnishings and the cleanliness. I believe the owners need to invest some money in upgrading the villas. It’s just not up to standard, with so many competitors around. I wish I’d gone back to some of the other villas I’ve stayed at before or booked a 5*hotel. This villa is a 2 star property at best. Probably the most poorly furnished property I’ve stayed at in Bali .

Great clean safe villa in central Seminyak
The villa was very nice and clean. Had all the amenities. The breakfast delivered and setup in the room was fantastic. I was in one of the small villas with a hot tub. It was the perfect size for 1 or 2 people. It was centrally located and secure.

The shower has mold. Our first morning I go to shower and there was no hot water. We called reception and they said we have to wait 2 hours for hot water! To top that out shower head was spraying water all over the places. If I could share that video I certainly would. The pictures on the their website are deceiving. The included breakfast is another issue. They do not have a restaurant area. So they bring your breakfast to you in your room: here’s the problem, when you order an omelette at 9:30 am and decide to sleep till 10;15 am then say goodbye to that omelette.

Another Villa in Seminyak
The villa is well situated on a small road near the Bali Deli, easy walking distance to restaurants and shops. The living area is great with a big dinning table & comfortable seating. Air-con is very good. Kitchen has a microwave, gas hob and fridge/freezer. The staff were friendly and helpful. Breakfast is delivered to your villa at requested time but was always cold by the time you get it but is very tasty. The rest of the villa is, as always for Bali, in need of a bit of repair. There were visible holes in the roof in the bedroom, the pool deck needed some repair. The pool is a good size but as the pool area is surrounded by buildings it only gets minimal sun and is cold so not a pool for lazing in but great for a quick dip to cool off. The bathroom is open to the outside and has a big bath which is very comfortable. Apart from the cold pool the thing that we found most disappointing was that we had booked a private villa but there was an upstairs apartment that had windows which overlooked our pool area. While the windows were frosted it completely ruined the sense of privacy. With the number of villas in Seminyak this isn't one we'd come to again.

Beautiful Villas in an excellent location. Perfect for couples traveling together, heaps of space and good facilities. negatives were that they were not very sound proof. we could hear full conversations from the Villa next to us as the roof was not sealed off between villas. This got quite noisy at times, to the point where we thought someone was in our villa.

Great Location and Good Accommodation
Staying at this villa was a pleasant experience. It was within walking distance to many things and a short scooter ride to many others. Room was clean and well kept. Breakfast was truly satisfying as they have many choices and will deliver to your room. Staff was very helpful and arranged scooter rental for us. The one point of feedback is that the air conditioning unit blows right on your face which can make it a little dry in the room. Overall a great experience and I would recommend.

The villas are quote well located, there is a mini mart just outside and lot's of restaurants around it. There is also Queen's Tandoor (Indian Restaurant) just 350m away. The villas are quite well maintained but the cleanliness and housekeeping was quite erratic. We got complimentary fruit plate on day 1, which remained there till end of our stay in-spite of fungus developing on it. Staff is very courteous and friendly. They can arrange any tour/visits within Bali you are looking for. Overall it was a good stay, however not value for money.

We stayed at these villas two years ago and had an absolutely lovey stay, so much so that we booked again for our honeymoon. This stay was unfortunately so terrible we only stayed one night out of the seven booked! The room was full of extremely smelly mould and the power kept on failing so no air-con in the hottest time of year in Bali!!!!

Nice comfy jaccuzi villa. But over priced. Worn out toilet seat. Flush takes ages to refill. No buffet breakfast. Have to pre order the set menu breakfast on the previous night. No gym on site Located in the busy area of Seminyak and bit far to the beach. Need a scooter to move around. The lounge area is too tiny and no other common amenities on site. Access path to the villas not classy and too narrow. Overall max 3*** rating only.

Our stay at Kanishka villas was good. Overall the villa was in a need of a renovation; the jacuzzi was not really functioning, outdoor shower head was not working properly with 100% pressure, pressure for the indoors shower and bath fluctuated, and some of the tables and chairs look a little dated. Having said that, the service was amazing, and the shuttle to anywhere in Seminyak was really really good. The outdoor bathroom area was an interesting experience, not one I was used to but they made it as comfortable as possible with mosquito coils and lots of repellants.

There was no sunlight in villa 1, it was completely blocked by trees. There was no hot water in the shower. The shower only had a partial screen, allowing bugs to enter from outisde. The wifi connection was terrible and often I could not connect at all.

Stayed at Kanishka Villas for 2 nights in a jetting tub room - room was lovely and spacious and had an outdoor bathroom which was fun! Lovely balcony was a real sun trap - breakfast was delivered to our room every morning and it was nice to eat on the balcony in the sun. Staff were fab, cleaning the room twice a day (once after breakfast and once in the afternoon). Only way it could have been better is if the room was slightly better maintained - few bits of paint peeling off, plug didn't work etc. Also there was building works going on opposite our villa which was slightly annoying as we got woken up at 7.30 both mornings but not the fault of Kanishka :) would stay again.

Nice villa with large rooms
We stayed in the 2 bedroom villa, it was very big with large rooms. Private pool is kinda useless since it's so small, but nice if you like to just jump in the water for a bit. Breakfast service was impeccable. Not the closest to the shops, but it's nice place to sleep in at night. We took a taxi every day so location wasn't a big deal to us.

Big disappointment unfortunately.
We stayed in seminyak for the last part of our trip. We understood that seminyak was more expensive in comparison to other places across Bali, but we were extremely disappointed with what we got for the money we paid. EXTREMELY tired.. all furniture had marks and stains, walls cracked, art work faded and wonky, rusty bathroom appliances, bathroom smelt of drainage and damp.. we moved rooms to not a great deal of improvement as there was a clear insense stick smell to cover up the sewage smell. Poor wifi connection throughout the stay too. Location is ok.. best part of the hotel being the free shuttle that takes you anywhere in seminyak.. although unfortunately, even that seemed an effort for the staff members. Unless you're booking a whole villa, I wouldn't recommend this hotel unfortunately, unless a big renovation takes place soon.

We have traveled to Bali many times and have looked at staying at Kanishka Villas and this time we did. Unfortunately we were very disappointed. The Villas would have been wonderful years ago as the floor plan is great but we didn't get one of the renovated rooms and this was evident. The wooden floor had lifted on my side of the bed so every time you walked on it the bedside table moved so i had to put the lamp on the floor so it would fall off.The toilet was fixed once but the new button still didn't work, one of the sink taps moved so freely if you did use it the water missed the sink. The decor and cabinetry was tired and in need of maintenance and the decking was lifting in many places making you watch your step continually. The mattress was hard so sleep did not come easily.

Not worth the money
We stayed for 4 nights at a supposedly 5 star villa. Paid a very decent price especially for Bali standards. We were extremely disappointed. Everything was so dirty, the room, the cutlery, glasses, fridge, spa, bathroom and sheets. Yes even our sheets were filthy - we had to request they be replaced. The spa was full of water and dirty. When we removed the plug it would not drain. We immediately told the reception staff who were courteous at best. We very nearly forfeited our full fee we paid for the room to go to another property but couldnt afford the change. The set up of the villas is fantastic and would have been wonderful when they were new. Now they need a massive spring clean. I would never recommend this place to anyone and would never stay again.

terrible stay for a vacation
Firstly, villa is very warm despite the airconditioning was turned on 24/7 at 16 degrees. Breakfast was asked to be served at 9.30 yet at 8.30am, the staff came to villa and sent the breakfast at the outdoor table which attracted thousands of red ants so I cant eat when I woke up at 9.30am. Although the villa has a shuttle service to send guests around seminyak, I have to wait 30mins for a ride. Therefore I rather walked as I will reach the place faster than waiting for the ride. Tissue and amenties not top up even though housekeeping comes knocking at the villa everyday. Renovation work as starts at 8am, how do guest enjoy their vacation with that noise.

Nice and inexpensive.
Over all this was a great property...Bugs love me so the open air bathroom, while being pretty cool, was a mistake. Also, there is not a privacy please sign for the door and if you do not hear the door bell they just let themselves in.
