We knew the hotel wasn't very close to a Vaporetto stop, so it wasn't a surprise we had to do a little walking to get there. If you are not happy to carry your bags a few hundred yards then a water taxi is your best bet.
With this single exception the rest of our stay was exemplary. All areas of the hotel were spotless and tastefully furnished. Designer bathrooms, thick double glazed windows, robes and slippers, a fantastic bed, fresh coffee in the room every morning courtesy of a Nespresso machine, late breakfast hours. The staff was quite incredible. So friendly and helpful and unlike the big hotels, where we have stayed before, we didn't get the slightest impression the hotel was out to gouge every penny from us. In fact quite the opposite. Happy-hour with reasonably priced wines and spirits in their elegant bar area to accompany the free snack buffet and chilli chocolate, served by three of the friendliest barmen in any hotel. Huge breakfasts with eggs, bacon, omelettes cooked to order as well as the buffet with real honeycomb honey, cereals, juices, meats, cheeses, pastries etc,. On leaving I had to pressure the receptionist to bill us for the items we had taken from the minibar in the room.
This was a place where we felt like honoured guests and the quality of the whole package left nothing to be desired. I would recommend it wholeheartedly. But book early because they only have 23 rooms and if they keep up this standard they'll be booked solid for months ahead.

This is a very pleasant and friendly hotel. The situation is excellent, easy to get to (importantly, it's only a few minutes' walk from a waterbus stop and a traghetto crossing on the Grand Canal) and an easy walk from several major landmarks. My room, although the cheapest, was a good size and included a huge wet room/shower, minibar, ipad with free wifi, desk, etc. The breakfast was fantastic, including freshly made crepes and omelettes, fresh fruit, hot savoury pastries, fresh cakes, rolls, meats, etc. The staff were helpful and friendly, even checking the day before I left that I knew about a public transport strike on the day of my departure and offering to help. I would happily stay here again.

Me and my wife decided to go to Venice for our 5th anniversary, and used trip adviser along with expedia to book the nicest hotel on a very tight budget. The reviews were absolutely correct. The staff treat you like a mix between family and royalty. Service is unbelievable, breakfast was great every day. For the price you could not find anything better.
Transportation to Venice is easy and straight forward without a car. It is quiet and peaceful.

"Beautiful Hotel, good location, very comfortable"
Spent two days in this very nice hotel. Staff was extremely helpful and knowledgeable, we practically planned our entire stay thanks to the lady down at the front desk.
The room is in Venetian style tastefully decorated and the bed was super comfortable.
Breakfast was included. We found the location to be very convenient being very close to the train station we didn't have to walk far with our luggage and also 50 meters from the "vaporetto".
Hope to come back soon, thank you.
